What a new AC costs in Manassas.

The same price book our estimator runs on, for a central air conditioner on its own, keeping the furnace you have. A single-stage unit on a small house sits near the bottom; a variable-speed one on a big house, near the top.

The HVAC replacement cost estimator narrows it to your house. Then a tech measures, and you get the installed price in writing before anything is ordered.

What’s different in Manassas

Three Manassas permit offices, and a City AC may carry the utility’s switch.

A Manassas address can mean the City of Manassas, the City of Manassas Park or Prince William County. Each has its own permit office. Inside the City, swapping an outdoor unit that burns neither gas nor oil is on the no-permit list, while a first central air system in a house that never had one is mechanical permit work. The county skips the permit for the same type of condenser going back in the same spot. Manassas Park answers to its own building office.

The City splits almost evenly, about half its owner homes on gas and half on electricity, and in the electric half the unit outside is usually a heat pump, a different replacement. The gas half, and a little over half the county side, cool with a stand-alone air conditioner whose coil rides on the furnace. Loch Lomond is the most AC-only corner, about three owner homes in four on gas.

The City’s houses center on a 1985 median, and one that age has usually traded away its original condenser; if the second one went in before 2010, its refrigerant is likely R-22, whose production ended in 2020. On the county side the ages spread out: Sudley’s median is 1977, so its condensers are past their second round, while Independent Hill, median 2000, still has builder units getting old.

Inside the City, the electric company is the City, and its Load Management program puts a switch on an enrolled central air conditioner to cycle the compressor during summer peaks. If your old condenser carries one, ask the City what happens to the switch and your enrollment. Downtown, in the largest historic district, the guidelines want outdoor HVAC equipment somewhere unobtrusive or screened by plantings or a fence, so a condenser headed for a new spot there is a talk with City staff first.

When it’s time

When a new air conditioner makes sense in Manassas.

The second AC on a 1985 house is past twenty too

In a City house near the 1985 median, the condenser out back is often a turn-of-the-century replacement, now past twenty itself. If it’s leaking or the compressor is failing, get the new AC priced before the next summer peak does the deciding.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

Permits, locally

Who signs off on a new air conditioner in Manassas.

City of Manassas

The City’s mechanical permit covers the first-time installation of heat pumps and central air conditioning, and the replacement of gas furnaces. Source.

Prince William County

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Choosing who installs it

How to pick the best AC replacement company in Manassas.

Questions to ask anybody who quotes you, us included.

  1. Do they ask which Manassas you’re in?

The City, Manassas Park and the county each run their own building office, and the rules differ. The City also strongly recommends that homeowners insist contractors secure their own permits, since the permit holder answers for the work. A company that asks your jurisdiction first is reading the right rulebook.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Manassas.

I rent in the City. Whose job is a dead AC?

Your landlord’s. Virginia’s landlord and tenant act has the landlord keep heating, ventilating and air-conditioning facilities in good and safe working order, and close to three in ten City homes are rented. Tell the landlord; if they book us, the quote goes to them, and the $99 diagnostic settles repair or replace.

My City house never had central air. Is that the same job?

Close, but the City treats it differently: a first-time central air install is mechanical permit work there, where replacing an electric unit isn’t. If your gas furnace already moves air through ducts, the new coil sits on it like any AC; if the house has no ducts, those come first.

How much does a new AC cost in Manassas?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
