What’s different in Round Hill

Round Hill’s boom-era ACs are coming due; propane houses keep their furnace.

Round Hill grew fast. The Town’s utility plan describes very rapid growth from the mid 1990s through 2005, and the Census dates 604 homes in 20141 to the 1990s and 871 to the 2000s, which puts the median owner home at 2004. Condensers from that boom have twenty to thirty summers on them now, past the roughly 18 that federal planners use for central air in Virginia. The boom’s earlier units mostly run R-22, and with no fresh R-22 made since 2020, a leak in one of them tends to settle the question in favor of a new AC.

Which page you need depends on the tank in the yard. Of the ZIP’s 2,362 owner homes, 953 heat with propane, and those houses have a furnace inside with the cooling attached to it: a coil on top, a condenser out back. When the condenser is the worn part, it and a matched coil get replaced and the propane furnace keeps heating. The 1,257 all-electric homes are the other story, a heat pump and an air handler, and their replacement is a heat pump system, $8,499 to $21,650. Piped gas reaches only 46 owner homes.

Inside the town limits, most houses went up before the end of the 1920s, the Town’s plan says, so their cooling came decades later, often as an air handler in the attic with ducts dropped to the rooms below. Replacing the AC in a house like that can mean the condenser outside and the attic unit together, not a coil on a furnace. Round Hill doesn’t run a town historic district the way Leesburg, Middleburg and Purcellville do, so where the new condenser goes is mostly a question of room, noise and the neighbors’ windows.

Storms are the other way a condenser here gets retired early. Winds near 61 knots uprooted big trees along New Cut Road, Bell Road and Main Street on June 16, 2016, and quarter-size hail fell in town on July 25, 2023. Hail like that crushes the thin aluminum fins across the coil’s face, and a twenty-year-old unit with a hammered coil is rarely worth reviving. Water is the third risk: torrential rain closed Main Street at Greenwood Drive in July 2017, and a unit that has sat in floodwater stays off until it’s checked.

By the numbers

Round Hill houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Round Hill

ZIP 20141 as a whole: every Round Hill address, the Town and the neighborhoods around it. The Census place for the Town alone has too few homes for steady figures.

  • Built before 1980about 2 in 10 Census
  • Built since 2000about 6 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 1 in 10 Census
  • Most homes here heat with electricity, usually a heat pump that also does the cooling; an AC-only swap here is for the gas and propane houses.
  • A lot of air conditioners here are the builder’s originals, coming up on twenty years.

When it’s time

When a new air conditioner makes sense in Round Hill.

It cools fast, shuts off, and the house still feels sticky

Builder systems were often sized on the generous side, and an oversized AC chills the air in short bursts without running long enough to dry it. If your Round Hill house feels cold and clammy at once, the replacement is the chance to size it right from a load calculation. Get the $99 diagnostic first if the old unit might still be worth a repair.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

It’s still the builder’s AC

A house from the 2000s often cools with the condenser it was built with. Past fifteen years, compressors and fan motors start to go, one after another.

Choosing who installs it

How to pick the best AC replacement company in Round Hill.

Questions to ask anybody who quotes you, us included.

  1. Will the new condenser sit higher than the old one?

It may need to. A spotter measured 36.3 inches of snow a mile west-northwest of town in January 2016, and summer rain pools in low corners of a lot. A cooling-only unit sits idle all winter, but snow packed into its coil and a pad sunk in mud still shorten its life. Ask what the installer sets it on, and whether the old pad is still level.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Round Hill.

Who permits a new AC in Round Hill, the Town or the County?

Loudoun County, for addresses in 20141 inside the town limits and out. Its fee schedule lists replacing central heating and air conditioning as permit work. The Town’s own zoning permit is for new work such as additions, decks and finished basements, and once the Town approves that zoning, it sends you on to the County’s Department of Building and Development for the building permit.

Our Round Hill house is from 2004. Is the AC done?

Not automatically. A 2004 condenser most likely runs on R-22 and has twenty-odd summers on it, so a big repair deserves a replacement price beside it. A small one, a capacitor or a contactor, can still be worth doing to get through a season while you plan. The $99 diagnostic tells you which you’re facing, and the propane furnace stays out of it either way.

How much does a new AC cost in Round Hill?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
