Delaplane is propane country. The Census counts 228 of the 424 owner homes in ZIP 20144 heating with propane, 127 with electricity and none with utility gas. In a propane house the cooling is its own machine: a condenser in the yard, a coil sitting on the furnace, and the furnace blower pushing the cold air through the rooms. When the condenser wears out and the furnace still has winters in it, the outdoor unit and its coil get replaced and the propane side stays as it is, tank, gas line and burner. The 127 electric houses mostly cool with heat pumps, which is a different job at $8,499 to $21,650.
The houses came mostly in one generation. About half of 20144’s homes went up from 1980 through 1999, and the median owner home dates from 1986, so plenty of Delaplane air conditioners are in their second round, and that round is aging too. A replacement condenser put in during the 2000s, before new R-22 systems ended in 2010, most likely still runs on R-22. When one of those springs a leak, paying to recharge a refrigerant that’s out of production is hard to justify on a unit that age. A unit from after that usually runs a refrigerant that can still be serviced, and a new one runs an A2L.
Down on the valley floor at about 449 feet, beside Goose Creek, summer hangs on. The nearest long-record station, Warrenton 3 SE, averages an 85 degree July afternoon with nights that only fall to about 66, while the Blue Ridge crest at Mount Weather runs two and a half degrees cooler. Hail is what a new condenser here has to live with: golf-ball stones fell at Aspen Dale Winery, about two miles west-southwest, on June 2, 2019. Thin coil fins fold under stones that size, so ask whether the model you’re quoted has louvered or guarded side panels around its coil.
Storms bring the trees down. On June 22, 2022, gusts estimated at 80 to 90 mph laid big trees across power lines along Cobbler Mountain Road between Delaplane and Ashville. In June 2020 a tree fell onto a garage at a Delaplane home, and in July 2025 trees and wires came down at Delaplane Grade Road and Carr Lane. On a wooded lot, the new condenser belongs where a falling trunk misses it, even if that’s a new spot. A move makes it a Fauquier County permit job, so the quote should say whether the condenser keeps its old pad or goes somewhere new.
