What’s different in Delaplane

Delaplane heat: propane furnaces in 1980s houses, below the Blue Ridge.

The Census counts zero owner homes in ZIP 20144 heating with utility gas, so a gas furnace in Delaplane burns propane from a tank the supplier fills. Most furnaces leave the factory set up for natural gas and get a conversion kit for propane, with a tag on the cabinet saying it was done. The tune-up reads the pressure at the burners against the propane figure on that tag, then follows the furnace from ignition to shutdown.

More of Delaplane went up in the 1980s than in any other decade: 165 owner homes, close to four in ten. A furnace from that build would be near forty now, so the one heating those houses is usually the second or third, set onto ductwork sized for the first. When a newer furnace and older ducts don’t agree, it shows in temperature rise, the gap between the air coming back to the furnace and the air leaving it. The rating plate lists the right range, and the tech writes down where yours lands.

The village sits about 450 feet up on Goose Creek, between Lost Mountain to the north-northwest and Little Cobbler Mountain to the south-southwest, and the ZIP climbs from there toward Sky Meadows State Park on the east side of the Blue Ridge. NOAA’s nearest long record, a Warrenton station at 500 feet, averages about 13 days a year when the high stays at freezing or below. Mount Weather, on the ridge ten miles north, averages a January low of 22 and a last spring freeze near April 17, about a week behind the valley. A house up the slope heats longer than one by the creek.

Last winter tested all of it. Late January 2026 brought Extreme Cold Warnings to Northern Fauquier, and at 5:51 on the morning of February 1 a station the Weather Service lists as Delaplane logged a wind chill of zero. Wind takes the power out here too: NOAA’s records list trees and wires down near the village in 2012, 2023 and 2025. If the lights come back after an outage and the furnace doesn’t, check the thermostat screen, the breaker and the switch on or beside the furnace. If it still won’t light, call us after the storm and we’ll check the whole system.

What it costs

What a furnace tune-up costs in Delaplane.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Delaplane.

The burners light, then quit within seconds

That usually points at the flame sensor, the safety that proves there’s a flame before the gas keeps flowing. Coated over, it can’t see the flame, so the furnace shuts the gas off and retries until it locks out. It’s one of the safeties a tune-up tests, before a cold night finds it.

You heat with propane

Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

Choosing who tunes it up

How to pick who tunes up your furnace in Delaplane.

Questions to ask anybody who quotes you, us included.

  1. Will they confirm it’s set up for propane?

Ask whether the tech checks the conversion tag and reads the burner pressure against the propane figure. A furnace burning propane on natural gas settings runs too rich, and soot around the burners is often the first sign.

  2. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  3. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Quick response, Elvis was knocking my door in a couple of hours after my call to the office. He did full inspection for both HVAC units, and answered all my questions. Both systems are working well. I always have very pleasant experience with SwiftPro

Questions

Furnace tune-up questions from Delaplane.

Freezing rain coated our heat pump. Can we run it?

About 127 owner homes here heat with electricity, usually a heat pump, and an ice storm like February 2016’s, two to three tenths of an inch across northern Fauquier, can freeze the top fan in place. Don’t chip at it. Set the thermostat to emergency heat, let the day and the defrost work, and call us if the fan still won’t turn.

Our Delaplane house is from the 1980s. Is the furnace due?

Go by the furnace, not the house. Its age is on the rating plate or coded in the serial number, and most propane furnaces last fifteen to twenty years. A tune-up shows how this one is doing, and a repair gets a written price first. Weighing a new one? The HVAC estimator shows an installed range before anyone comes out.

How much is a furnace tune-up in Delaplane?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
