Haymarket furnaces burn Columbia Gas in the Town and propane on the mountain.
Inside the town limits the Town names Columbia Gas of Virginia as its gas company, not Washington Gas, and gas heats about six in ten owner homes. Columbia Gas tells customers to have the furnace checked and serviced regularly by a qualified professional, and it makes a point that every natural gas appliance needs ventilation bringing it fresh air. That second line matters in the Town’s townhouses, about a third of its homes, where the furnace often stands in a closet.
A standard furnace with a metal flue burns the air around it, and a louvered door or a vent in the wall is how a closet furnace gets that air; a high-efficiency one piped out the side wall brings in its own. Over the years doors get swapped and closets fill with boxes, and a furnace short of air tends to give itself away once the tune-up runs it through a full cycle, with flames lifting off the burners or a safety switch tripping.
Across 20169 gas heats close to two thirds of owner homes, and close to half of all homes went up from 2000 to 2009. A two-story Dominion Valley or Piedmont house from those years often has a second furnace in the attic heating the bedrooms. It’s the one nobody visits: up the ladder, through the hatch, its flue running out through the roof. Each furnace is its own tune-up at $69, and the attic one deserves the same readings as the basement one.
Propane heats about one owner home in fifteen across the ZIP, close to 600 houses, and about one in eight in Bull Run Mountain Estates, where natural gas heats only about one in ten. The tank in the yard and the regulator on it usually belong to whoever fills it; the furnace from its gas valve on is the tune-up’s. Close to four in ten mountain owners heat with electricity instead, which usually means a heat pump, and a heat pump on the mountain gets its fall tune-up for the same $69.

What a furnace tune-up costs in Haymarket.
$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.
- Furnace tune-up, one system$69
- Furnace tune-up, regularly$99
- Heat pump, boiler or ductless mini split tune-up, one system$69
- Comfort+ membership, a heating maintenance visit every fall included$199 a year
It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.
With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.
When a furnace tune-up earns its keep in Haymarket.
The bedrooms upstairs run colder than the rest
In a two-system Dominion Valley or Piedmont house, that’s often the attic furnace falling behind: a clogged filter, a dirty burner, a tired part. It’s the furnace nobody sees, which is why it shouldn’t skip a fall tune-up.
You heat with propane
Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.
It’s still the builder’s furnace
A furnace that went in with the house is close to 20 years old on a lot of these streets. That’s the age when inducer motors and control boards start to go, and a yearly look finds the tired ones before a cold night does.

How to pick who tunes up your furnace in Haymarket.
Questions to ask anybody who quotes you, us included.
Do they confirm whether the furnace is set up for natural gas or propane?
The two gases use different burner orifices and different pressures, and a furnace converted from one to the other should carry a label saying so. In 20169 both are common. Ask whether the tech checks which gas the furnace is set up for before taking a single reading.
Do they say what the tune-up checks?
Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.
Will they tell you what can wait?
Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Furnace tune-up questions from Haymarket.
What if I smell gas before the tune-up?
Don’t wait for the appointment. Columbia Gas of Virginia, the Town’s gas company, says to go outside and call 911, then call Columbia Gas. On propane, get outside and call your propane supplier. The tune-up can go ahead once the leak is handled.
How much is a furnace tune-up in Haymarket?
$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.
Is this the Heating Check or the Clean Heat?
No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
