Propane and heat pumps against a Middleburg winter that hit four below in 2025.
Utility gas heats only 41 of the 927 owner homes across 20117. Electricity heats 582, usually through a heat pump, and propane from a tank on the property heats 187. Either way it’s the same $69 a system. On propane the tech holds the pressure readings to the propane figures on the furnace’s rating plate, not the natural gas ones, and watches the burners light in order.
January nights at the Purcellville co-op station, twelve miles north, bottom out at 24.5 degrees on average. Middleburg did worse on January 23, 2025, when a weather station in town that the Weather Service lists read 4 below zero, unofficially. A year later an Arctic outbreak brought wind chills of zero to 10 below across the Virginia Piedmont. That’s when a heat pump hands much of the job to its backup, electric strips or a paired propane furnace: the half of the system that sits idle until the night it matters.
The oldest houses heat differently. Of the ZIP’s 1,416 homes, 333 went up in 1939 or earlier, and a house that age often started with a boiler and radiators. Some still run them on propane, and a boiler tune-up is the same $69. Where a furnace or boiler still vents into an old masonry flue, the safeties it tests include the switch that shuts the burner off if exhaust spills back into the room.
Snow is the other test. After the January 2016 blizzard a trained spotter in Middleburg measured 34 inches, an unofficial count. A high-efficiency propane furnace draws its air and sends its exhaust through two plastic pipes on an outside wall, and a drift over their ends shuts it down, so dig them out with the walk. When snow-loaded trees take the power, as they did across Loudoun in February 2010, a propane furnace stops too: it needs electricity to light and run its blower. If it doesn’t start up again once the power returns, call us.

- A few homes here still burn heating oil. We don’t work on oil burners; a switch to a heat pump or a propane furnace is ours to price.
- Some homes here run on propane, and a propane furnace gets the same tune-up.
What a furnace tune-up costs in Middleburg.
$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.
- Furnace tune-up, one system$69
- Furnace tune-up, regularly$99
- Heat pump, boiler or ductless mini split tune-up, one system$69
- Comfort+ membership, a heating maintenance visit every fall included$199 a year
It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.
With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.
When a furnace tune-up earns its keep in Middleburg.
The AUX light is on during a mild afternoon
On a 45 degree day a heat pump in good shape heats the house by itself. If the thermostat shows auxiliary heat running then, the outdoor unit isn’t carrying its share, and the fall tune-up finds out why.
You heat with propane
Propane runs at a different gas pressure than natural gas, so the tune-up checks yours against propane’s numbers.
Before the first cold night
That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.
What the county says about furnace care in Middleburg.
Loudoun County
Loudoun County Fire and Rescue says to have heating equipment and chimneys cleaned and inspected every year by a qualified professional, and to keep anything that can burn at least three feet from all heating equipment. Source.
In its fall clock-change reminder, Loudoun County’s fire and rescue system tells residents to check their carbon monoxide alarms, and recommends one outside each sleeping area and on each level of the home, tested monthly. Source.
How to pick who tunes up your furnace in Middleburg.
Questions to ask anybody who quotes you, us included.
Will they run the backup heat during the visit?
The backup only gets a real workout on the coldest nights. Ask the tech to switch it on while they’re there and confirm it heats, electric strips or a paired propane furnace.
Do they say what the tune-up checks?
Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.
Will they tell you what can wait?
Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.
What our customers say.
Elvis Diaz from SwiftPro did a fantastic job of inspecting my HVAC system, he explained everything in a very professional way, for example, he recommended the right filter type to use. It is a job well done.

Furnace tune-up questions from Middleburg.
How early in the fall should a Middleburg furnace tune-up be booked?
Before the end of October. NOAA puts the median first 32 degree night at the Purcellville station on October 25, so a visit before then finds a weak part before the first frost does.
Our heat pump had a spring tune-up. Does it need one in the fall too?
It’s worth it here, where winter asks far more of a heat pump than summer does. The fall visit runs it in heating mode, watches it defrost and brings on the backup. Each visit is $69.
How much is a furnace tune-up in Middleburg?
$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.
Is this the Heating Check or the Clean Heat?
No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
