What’s different in Middleburg

In Middleburg the outdoor unit works hardest in winter and takes the summer storms.

Middleburg sits on a low rise in the Piedmont, about 490 feet up, and its summers run a little gentler than the suburbs’ to the east. The Purcellville co-op station, 12 miles north at nearly the same height, puts the typical July afternoon at 86.4 degrees and tallies around 1,050 cooling degree days against Dulles Airport’s 1,233. Gentler isn’t mild: western Loudoun’s weather stations recorded heat indices past 110 on July 28, 2023.

The cooling season is also the short one. The Census finds 582 of the ZIP’s 927 owner homes heating with electricity, which around here mostly means a heat pump: the same outdoor unit cools from June and heats from November. Purcellville counts almost five heating degree days for every cooling one, so most of a heat pump’s hours here are winter hours. A contactor pitted by a winter of starts often quits in the first muggy week of June; replacing it runs $290 to $425.

The storms are what break things. On June 16, 2016, golf ball hail fell just northwest of town, and east of it a spotter reported trees down and windows damaged by hail. Thunderstorm gusts estimated near 69 mph knocked trees down along Washington Street on June 21, 2021, and on June 22, 2022, hundreds of trees, branches and wires came down between Middleburg and Upperville. Even an EF0 tornado touched down two miles east of town in May 2014, laying a large tree across Sally Mill Road.

After a storm, walk out to the condenser before you switch it back on. Branches in the top grille, the unit knocked crooked on its pad, a kinked copper line or fins beaten flat all mean leave it off, and so does high water around it. Phone us and we’ll go over all of it, the coil, the wiring and the refrigerant pressures, before it runs again. A surge that cooked a run capacitor is a $240 to $370 part.

By the numbers

Middleburg houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Middleburg

ZIP 20117 as a whole: every Middleburg address, the Town and the farms around it, about a tenth of the land in Fauquier County. The Census place for the Town alone has too few homes for steady figures.

  • Median home built1986 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withelectricity, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Electric heat here usually means a heat pump, so the outdoor unit works all year and an AC problem is often a heating problem waiting for January.

What you’d notice

What a failing AC in Middleburg usually does.

The coil looks combed flat after a hailstorm

Hailstones knock the coil’s thin aluminum fins flat, and a coil starved of air runs hot and hard. A few bent fins are cosmetic; a whole face hammered flat can wear out a compressor over a summer. The $99 diagnostic visit says which you have.

The heat pump is icing up in summer

Ice on the outdoor lines in July means low refrigerant or starved airflow. Shut it off to thaw and call; running it iced can take out the compressor.

The air coming out is warm

Usually the outdoor unit has stopped running. A hum with no fan turning is almost always the run capacitor; silence while the thermostat calls is usually the contactor.

Choosing who fixes it

How to pick the best AC repair company in Middleburg.

Questions worth asking anybody who comes out, us included.

  1. Does the visit cover the heat side of the heat pump?

Where the house heats with a heat pump, which is most of 20117, the air conditioner is half of it. On a summer call, ask the tech to switch it into heating for a minute and test the defrost controls while the panel’s open.

  2. Do they publish prices?

A company that prints what a capacitor or a contactor costs has already told you the number. One that won’t say until the tech is in your driveway hasn’t.

  3. Do they measure before they sell refrigerant?

A healthy system drops the air somewhere around 16 to 22 degrees across the indoor coil. Low refrigerant means a leak, and topping it up every summer is the expensive way to find that out.

  4. Will they tell you when it’s the end of the road?

Some repairs aren’t worth doing on a 20-year-old system. The good answer shows you the repair price and the replacement price side by side and lets you pick.

Questions

AC repair questions from Middleburg.

The air handler in my older house is up in the attic. What should I watch?

The drain. Houses older than central air, and 333 of the ZIP’s 1,416 homes predate 1940, often had cooling added as an attic air handler, where a blocked condensate line overflows the pan onto the plaster below. Clearing it runs $175 to $420, and a pan sensor that cuts the cooling before it spills costs little next to a ceiling.

How much does AC repair cost in Middleburg?

The diagnostic visit is $99. The common repairs: a run capacitor $240 to $370, a contactor $290 to $425, a condensate drain cleared $175 to $420, refrigerant topped up $190 to $740. A refrigerant leak repair runs $1,850 to $2,700.

Should I repair it or replace it?

Fix the cheap parts on almost anything. Think twice about a big repair on a system over 15 years old, and about any leak on an R-22 system. The HVAC estimator prices a new system in about a minute, so you can put the two numbers side by side.
