In town the Historic District has a say about the condenser; out in New Baltimore, its age does.
Nearly three in ten homes inside the Town of Warrenton went up before 1960, long before central air, so on an older house the outdoor unit sits wherever an installer found room for it decades later. In the Historic District, where it goes next isn’t only your call. The Town’s 2022 design guidelines call a ground unit on the front of a historic building inappropriate, want rooftop equipment kept out of sight from the street, and ask for refrigerant lines on an outside wall to be painted or covered to match it.
None of that touches a repair. The Town’s permit list says repairs made with replacement parts need no permit, and neither does swapping a heat pump or air conditioning condensing unit for the same type in the same spot. A unit moving somewhere new, or an upgrade that changes the wiring or the ductwork, takes one. In the Historic District even a same-spot swap is outside work on paper: the Town wants a Certificate of Appropriateness application for any exterior change, and its staff can approve an in-kind replacement without the Board.
Townhouses are about a fifth of the homes in town and small apartment and condo buildings about a quarter, and close to four households in ten rent. In a rental the owner usually approves the repair, so tell us who that is when you book, and they’ll see the price before a part goes in.
New Baltimore, on the county side of 20187, is younger: nearly every home is a single-family house and about half went up after 2000. A two-story house from those years often has a second system for the bedrooms, its air handler up in the attic. Close to three owners in ten there heat with electricity, usually a heat pump, and about one in seven burn propane, so plenty of air conditioners out there share a blower with a propane furnace. We work on both halves of that pairing; oil burners we don’t.
What’s cooling the houses across Warrenton.
Census figures for each place, and what that usually means for the air conditioning. Median year built and heat count owner-occupied homes only.

The Fauquier County side
New Baltimore only. It’s the one Census place on the county side with mostly Warrenton mail, so the farms and lots beyond it aren’t in these figures.

What a failing AC in Warrenton usually does.
The AC quit and the furnace light is blinking
When the air conditioner shares a blower with a gas or propane furnace, the furnace’s control board runs the cooling too. Look through the little window in the furnace door and count the flashes: the chart on the panel matches each pattern to a fault, and reading it to us on the phone tells the tech where to start.
It’s the original system
A house from the 2000s often still has its first air conditioner. Anything installed before 2010 usually runs R-22, which hasn’t been made since 2020, so a leak on one is a repair-or-replace question.
The air coming out is warm
Usually the outdoor unit has stopped running. A hum with no fan turning is almost always the run capacitor; silence while the thermostat calls is usually the contactor.
How to pick the best AC repair company in Warrenton.
Questions worth asking anybody who comes out, us included.
Do they check the attic system’s drain, not only the unit outside?
In a two-story house with a second air handler over the bedrooms, a summer call should include its drain pan and float switch. A clogged line up there drips through a ceiling, and the switch is what shuts the system off before it does.
Do they publish prices?
A company that prints what a capacitor or a contactor costs has already told you the number. One that won’t say until the tech is in your driveway hasn’t.
Do they measure before they sell refrigerant?
A healthy system drops the air somewhere around 16 to 22 degrees across the indoor coil. Low refrigerant means a leak, and topping it up every summer is the expensive way to find that out.
Will they tell you when it’s the end of the road?
Some repairs aren’t worth doing on a 20-year-old system. The good answer shows you the repair price and the replacement price side by side and lets you pick.

AC repair questions from Warrenton.
Can I put a window air conditioner in my Historic District house?
Yes, with the Town’s approval. The design guidelines let the Zoning Administrator or staff approve a window unit on a house as long as the historic window itself isn’t altered, and they suggest setting it in each spring and taking it out each fall so the sill can be checked. For more than one cool room, a ductless mini-split leaves the old windows alone.
My heat pump has a propane furnace behind it. Do you fix both?
Yes. In that setup the heat pump carries the house until it’s cold enough outside, then a control hands the heating to the propane furnace. The cooling needs the furnace’s blower as well as the outdoor unit, so a summer call checks both, and the switchover setting gets a look while the panels are off.
How much does AC repair cost in Warrenton?
The diagnostic visit is $99. The common repairs: a run capacitor $240 to $370, a contactor $290 to $425, a condensate drain cleared $175 to $420, refrigerant topped up $190 to $740. A refrigerant leak repair runs $1,850 to $2,700.
Should I repair it or replace it?
Fix the cheap parts on almost anything. Think twice about a big repair on a system over 15 years old, and about any leak on an R-22 system. The HVAC estimator prices a new system in about a minute, so you can put the two numbers side by side.
