What’s different in Warrenton

Town water from two reservoirs and three wells, and no hardness number printed anywhere.

The Town of Warrenton makes its own drinking water. Its 2025 report lists the Warrenton Reservoir north of town, the Airlie Reservoir to the northwest and three wells, with the reservoir water treated at the Town’s plant on Blackwell Road and one well’s water softened before it goes out. What the report doesn’t print is a hardness figure. So the schedule doesn’t come from a lab sheet: a tank gets flushed once a year because sediment settles whatever the hardness, and the first bucket off the drain valve shows how much built up.

Every spring and fall the Town flushes its hydrants to scour the mains, and asks anyone who gets rusty or brownish water to run the cold water until it clears. Use a cold tap for that, not the hot one: whatever the crews stir up that you draw through the hot side goes straight into the tank. If your water went brown during a hydrant round, a flush once the round is over clears out whatever reached the heater.

Out past the town limits, New Baltimore and Vint Hill are on Fauquier County Water and Sanitation Authority systems drawn from drilled wells in fractured bedrock. The Authority’s 2025 report says iron and manganese in the New Baltimore wells can tint the water brown, and that its crews flush those mains on a rotating schedule every two months. Iron that does reach your house sinks to the bottom of the tank with everything else, which is one more reason to drain it yearly.

Farther out, past the county’s service districts, the house has its own well. Virginia Cooperative Extension’s Fauquier well clinics, 2012 to 2017, found water below pH 6.5 in 46 percent of samples, and the treatment people most often had was a sediment filter. Slightly acidic water works on the anode rod, so on a well the anode gets a close look every flush. We don’t work on wells or pumps; the flush starts at the tank.

The Fauquier County side

New Baltimore only. It’s the one Census place on the county side with mostly Warrenton mail, so the farms and lots beyond it aren’t in these figures.

What it costs

What a water heater flush costs in Warrenton.

Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.

  • Tank water heater flush, with the plumbing check$99, normally $199
  • Tankless descale, with the plumbing check$300, regularly $350
  • Comfort+ membership, a water heater flush with a sewer camera inspection every year included$199 a year

Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.

One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.

More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.

When it’s due

Why people in Warrenton book a flush.

The hot water smells like rotten eggs

If the cold tap smells fine and only the hot side doesn’t, the tank is the likely source. An article FCWSA posts for its customers traces that smell to the tank’s magnesium anode rod, and the flush is a good time to check it.

It pops or rumbles

That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.

Nobody knows when it was last done

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.

Choosing who does it

How to pick who flushes your water heater in Warrenton.

Questions worth asking anybody you call, us included.

  1. Do they ask whose water feeds your house?

Town water, an FCWSA system and a private well each leave something different in a tank. Anybody flushing heaters around Warrenton should ask which one you’re on before deciding what to look at first.

  2. Do they check the anode rod and test the relief valve?

The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions

Water heater flush questions from Warrenton.

Is Warrenton’s water hard?

The Town hasn’t published a number. Its 2025 water quality report covers the two reservoirs, the three wells and the treatment, softens one well, and prints no hardness figure. Flush a tank once a year regardless. For a tankless, the maker’s descale interval depends on hardness, and a test strip from a hardware store tells you which interval you’re on.

I’m on my own well out in the county. Should I still flush the tank?

Yes, every year. A well brings its own grit, and a sediment filter upstream catches some of it, not all of it. Tell us when you book if there’s a softener or a filter in the line, so the tech knows what’s between the well and the heater.

How much does a water heater flush cost in Warrenton?

$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
