What’s different in Midland

Midland has no water utility of its own yet, so each well sets the flush schedule.

There’s no utility report to read in Midland. Of the sixteen systems on FCWSA’s 2025 water report, not one is in Midland, and the County’s 2026 update to its service district chapter says only that public water for existing homes is being planned. So the tank in your house fills from the well in your yard, and nobody publishes its hardness.

What a Midland well carries starts in the rock. The village sits in the Culpeper Basin, a nearly flat basin filled with sediment, and the U.S. Geological Survey maps it as a sedimentary aquifer, a different source than the crystalline rock under Fauquier’s northwest. When Virginia Tech’s program tested 97 Fauquier private water supplies from 2012 to 2017, 58 percent of the households already had some treatment, most often a sediment filter. Whatever grit and minerals get past the filter end up on the bottom of the tank.

Water near the wellhead changes the job. Marsh Run has a floodplain along the village’s southwest edge and Licking Run along its northeast, and the August 10, 2022 flash flood closed Route 610 in Midland. Virginia Tech’s guidance says a private water system should be shock chlorinated after any flooding, and since chlorine is hard to rinse out of a tank, it suggests draining the water heater afterward. The chlorinating belongs to a well contractor. Draining and refilling the tank is a flush, and the sediment leaves with it.

Where the flush water goes matters here. Midland houses drain to septic, and the County’s plan says the soils mostly won’t take a drainfield. A tank’s worth of hot, gritty water does better run outside to bare ground, away from the well and the drainfield, than down the laundry drain. Virginia Tech says the same of chlorinated water: keep it out of the septic system. The nearest NOAA station’s median first freeze falls on November 1, so a fall flush is easiest before then.

What it costs

What a water heater flush costs in Midland.

Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.

  • Tank water heater flush, with the plumbing check$99, normally $199
  • Tankless descale, with the plumbing check$300, regularly $350
  • Comfort+ membership, a water heater flush with a sewer camera inspection every year included$199 a year

Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.

One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.

More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.

When it’s due

Why people in Midland book a flush.

The hot water smells like rotten eggs, the cold doesn’t

On some well water, the magnesium rod inside the tank reacts with what’s in the water and makes that smell, only on the hot side. A flush clears what has settled, and the tech checks the anode and tells you whether a different rod would help.

It pops or rumbles

That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.

Nobody knows when it was last done

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.

Choosing who does it

How to pick who flushes your water heater in Midland.

Questions worth asking anybody you call, us included.

  1. Will they show you what came out of the tank?

On a well with no water report behind it, the first bucket off the drain valve is the closest thing to one. Ask the tech to show it to you and say how heavy it was, so a year from now you can tell whether it’s getting better or worse.

  2. Do they check the anode rod and test the relief valve?

The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Questions

Water heater flush questions from Midland.

Will public water coming to Midland change my flush schedule?

It could, once it arrives. For now the County only says public water for the existing homes is being planned. If your house is ever connected, the utility will publish a yearly water quality report, and the schedule can follow its numbers. Until then, a yearly flush and the look in the bucket are your schedule.

We have a softener on the well. Do we still need a flush?

Often, yes. A softener takes out the hardness that forms scale, but sand, silt and iron that slip past a sediment filter still settle in a tank. A tankless heater on a well needs its own descale on the schedule its manual sets: $300 right now, regularly $350.

How much does a water heater flush cost in Midland?

$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
