Prince William Water says western Prince William gets a blend of Potomac River water, treated at Fairfax Water’s Corbalis plant, and Lake Manassas water, treated at the City of Manassas plant, which sells it 5 million gallons a day for this side of the county. On its own, Lake Manassas water is soft: the City of Manassas measured it at 2.7 grains per gallon in its 2025 report. The blend isn’t. Except on two small systems elsewhere in the county, Prince William Water rates its water moderately hard, 3.5 to 7.0 grains per gallon. That’s enough to lay down a fresh layer of sediment on the bottom of a tank every year, and to coat the heat exchanger inside a tankless.
The houses set the rest of the schedule. In the part of 20155 the Census counts as Gainesville, about four in ten owner homes went up in the 2000s, and a tank still running from then has had close to two decades of that sediment and an anode rod that may never have been pulled. On a tank that has never been drained, opening the valve at the bottom can be the thing that starts a drip, so we look at the label and the valve before we touch either one.
