What’s different in Gainesville

Eight in ten Gainesville houses went up after 2000, so a boiler here is a deliberate choice.

Of the 4,951 owner homes in the Gainesville Census place, 2,087 went up in the 2000s and 1,480 in 2010 or later, and the typical one in 2007. Gas heats about eight in ten of them, mostly through furnaces and ducts, so a hot water boiler here is usually something an owner chose: a Navien combi or a heat-only boiler that took over the job from a furnace. One in three owner homes is a townhouse and more than half are detached houses, so a boiler, when there is one, is usually in a detached house. Only 18 owner homes in the Census place burn propane, so a Gainesville boiler is a gas one.

That changes what a boiler call looks like. On a house this young the boiler is often wall-hung and condensing already, venting out the side in white plastic pipe, and the work is upkeep: the system pressure, the expansion tank, the condensate drain and the circulator, at $69 a system, regularly $99. A condensing boiler also wants its combustion checked, since a burner set wrong soots the heat exchanger it depends on.

In Virginia Oaks, where the homes date from 1994, the guidelines let owners replace a metal roof flue without an application, but a new opening in a side wall can count as an exterior change, so ask the design review committee before a condensing boiler’s vent goes through the wall. The County also says to check with your homeowners association about exterior work. The replacement itself is Prince William County permit work, since the County covers any gas appliance swap, same model or not.

Heritage Hunt, zoned in 1997, includes four condominiums with their own management, and in a condo building the boiler is often the building’s, not yours, so check your documents before you book. In a detached Heritage Hunt house the boiler is yours, and a combi or condensing replacement runs $12,782 to $16,500 installed.

  • Most homes here heat with gas, so a boiler tune-up here starts with the gas pressure and the flame.

What it’s telling you

What your boiler is telling you in Gainesville.

The condensate line is clogged or frozen

Condensing boilers produce water while they run, carried off through a small drain line. When that line clogs or freezes, the boiler shuts itself down to protect itself; clearing it is a small repair, not a new boiler.

Prince William County

Prince William County requires a permit to replace a gas or propane furnace or a gas appliance such as a water heater, even like for like. Replacing an electric water heater with one the same size in the same spot needs no permit. Source.

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Prince William County Fire and Rescue lists furnaces and water heaters among the household sources of carbon monoxide, and says to put a CO alarm outside each sleeping area and on every level of the home and to test it monthly. Source.

Prince William County Fire and Rescue says to have a qualified technician inspect the heating system and chimneys every year, to make sure nothing blocks the fumes from venting out of the house. Source.

Choosing who works on it

How to pick who works on your boiler in Gainesville.

Questions to ask anybody who quotes you, us included.

  1. Will they service a condensing boiler, not just furnaces?

A wall-hung condensing boiler has a heat exchanger to clean, a condensate trap to clear and a combustion reading to take. Ask what the visit covers before the tech arrives.

  2. Can they handle both halves of it?

A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.

  3. Does the quote say how it vents?

A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions

Boiler questions from Gainesville.

Who looks after a boiler in a Heritage Hunt condo?

The association, when the boiler belongs to the building. In Heritage Hunt’s four condominiums it often does, so the building manager books its service; in a detached house, book it like any other.

Why would a Gainesville house from the 2000s have a boiler?

Usually because an owner chose hot water heat, often a Navien combi that also makes the house’s hot water. It gets the same tune-up and repair as any boiler, and the diagnostic is $99.

Do you work on steam or oil boilers?

No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.

Get the boiler looked at before the cold week.

Call any time: we run 24/7 emergency service. Or book online and pick a window. A tune-up is $69, a repair starts with the $99 diagnostic, and a new boiler gets a written price before any work.
