Paeonian Springs began as a spring-water resort under Catoctin Mountain, and its boilers burn propane.
The village sits about four miles west of Leesburg at the base of Catoctin Mountain, and it was founded around bottled spring water and as a summer escape from the city’s humidity. ZIP 20129 is small: 150 owner homes, detached houses by the Census count. Natural gas registers at zero there. Propane heats close to half the owner homes, electricity about 35 percent and oil nearly one in five.
So a boiler here burns propane or oil. We work on the propane ones; oil is outside what we do. The housing is mostly from the 1980s on, the typical owner home from 1997, with about one in four older than 1980. A propane boiler put in with a house from 1997 has seen a lot of winters, and the heat exchanger’s condition, not the date on the label, tells you whether it’s worth a new circulator or done.
Winter here is longer than in eastern Loudoun. Purcellville, the nearest station, counts over a hundred nights a year at or below freezing, with a January average low of 24.5 degrees. The 2016 blizzard dropped 30 to 36 inches across western Loudoun, and February 2015 left 13.0 inches a mile southeast of the village, among that storm’s top county totals.
Wind is the other risk. On July 15, 2024, winds estimated near 75 mph brought down dozens of large trees, wires and a few poles near Clarkes Gap Road, and in June 2022 a similar storm blocked Hamilton Station Road and Route 7. A propane boiler still needs power for its circulator and controls, so when the lines are down the heat is too, and the fall $69 tune-up is the time to make sure it comes back on its own after an outage.

What your boiler is telling you in Paeonian Springs.
The top-floor radiators stay lukewarm
Air works its way to the high points of a hot water loop, so the radiators farthest up stay lukewarm while the boiler runs fine. Bleeding them at the small valve on each one is the first fix. If the pressure gauge drops after bleeding and keeps dropping, the loop is losing water, and that needs finding.
What the county says about boilers in Paeonian Springs.
Loudoun County
Loudoun County requires a permit to swap a gas water heater or furnace. Since October 2025, a replacement that keeps the same BTUs in the same spot needs no plans. Source.
In its fall clock-change reminder, Loudoun County’s fire and rescue system tells residents to check their carbon monoxide alarms, and recommends one outside each sleeping area and on each level of the home, tested monthly. Source.
Loudoun County Fire and Rescue says to have heating equipment and chimneys cleaned and inspected every year by a qualified professional, and to keep anything that can burn at least three feet from all heating equipment. Source.
How to pick who works on your boiler in Paeonian Springs.
Questions to ask anybody who quotes you, us included.
Do they confirm your fuel before they drive out?
In 20129, with no natural gas in the count, the fuel decides who can help. Ask the company to confirm on the phone that it works on your fuel, so the visit isn’t spent on a boiler they don’t service.
Can they handle both halves of it?
A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.
Does the quote say how it vents?
A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.
What our customers say.
…did a great job recommending a new system for a Condo that did not previously have one at all (Old Boiler System). The installation went great.

Boiler questions from Paeonian Springs.
Do you work on oil boilers in Paeonian Springs?
No. We work on propane and gas boilers, and in 20129 that means propane. If your boiler burns oil, a propane boiler or a heat pump is what we would price instead.
Is an older propane boiler worth keeping?
Judge it by the heat exchanger. If it’s sound, the failures around it, a circulator, a zone valve, an expansion tank, are repairs worth making; if it leaks, it’s time. The $99 diagnostic tells you which, with the price written down.
Do you work on steam or oil boilers?
No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.
