What’s different in The Plains

Boilers are rare in 20198, but the Town’s historic rules shape the work.

Natural gas heats only 16 of the 589 owner homes in ZIP 20198. When one exists, it is usually in a home built before 1980, which covers about half the ZIP’s owner-occupied houses. In the Town of The Plains itself, the median owner home dates to 1938, and about six in ten were built before 1980. Those older structures are where you will find radiators or baseboard loops, not the forced air systems common in the newer subdivisions.

Every property in the Town is inside its Historic District. Improvements there need the Town Architectural Review Board’s approval. That visible change on a street-facing wall likely triggers the review process. Fauquier County handles the building inspections for the Town, so the permit application goes to the County, but the Town’s zoning permit must be approved first.

Fauquier’s permit rule reaches any fuel-fired appliance, so a gas or propane boiler going in like for like still needs one. Trade permits are usually issued over the counter without plans or zoning approval, unless the Town’s historic rules apply. This is a safety valve for when the heat is out in January, not a way to skip the inspection.

Water in the Town comes from FCWSA’s The Plains system, which draws from two drilled wells, 415 and 610 feet deep. FCWSA’s 2025 report does not print a hardness figure for this specific system. The bigger issue is often the expansion tank.

What it costs

What it’s telling you

What your boiler is telling you in The Plains.

The house is older than its boiler by decades

The typical owner’s house in 20198 went up in 1938, so its radiators and piping have outlasted several boilers. When one fails, the loop around it usually still has years in it.

Choosing who works on it

How to pick who works on your boiler in The Plains.

Questions to ask anybody who quotes you, us included.

  1. Do they check the historic district rules before quoting?

If your home is inside the Town limits, ask if they know about the Architectural Review Board. A new vent pipe on a visible wall needs their sign-off. A tech who asks about your specific address and checks the Town’s requirements before pricing the job is saving you a headache later.

  2. Can they handle both halves of it?

A hot water boiler is half heating system (the burner, gas valve, flue and controls) and half plumbing (the water loop, circulator pumps, expansion tank, relief valve and zone valves). We hold a Virginia Class A license and run separate heating and plumbing teams, so each half gets a tech who does that trade every day.

  3. Does the quote say how it vents?

A new boiler can stay on the chimney or vent out the wall in plastic pipe. A good quote says which, and whether the chimney needs a liner, because that’s where two quotes for the same boiler usually split.

Questions

Boiler questions from The Plains.

Do you service boilers in the Town of The Plains?

Yes, we service boilers within the Town limits. Because every property there is in the Historic District, we coordinate any visible changes, like a new vent pipe, with the Town Architectural Review Board. The building permit and inspection are handled by Fauquier County, which serves the Town. We ensure the paperwork aligns with both the County’s requirements and the Town’s zoning rules before work begins.

Is my boiler too old to repair?

The Town’s median owner home is from 1938, so many boilers here are old. But age isn’t the only factor. The $99 diagnostic clarifies the scope. In the Historic District, a repair often avoids the exterior changes that trigger Architectural Review Board approval, making it a practical first step.

Do you work on steam or oil boilers?

No. We work on hot water boilers, the kind that heat radiators or baseboard, on natural gas or propane. If yours is steam or burns oil, we’ll tell you on the phone, and a switch to a heat pump or a gas or propane boiler is ours to price.

Get the boiler looked at before the cold week.

Call any time: we run 24/7 emergency service. Or book online and pick a window. A tune-up is $69, a repair starts with the $99 diagnostic, and a new boiler gets a written price before any work.
