What it costs

What drain cleaning costs in The Plains.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in The Plains

The Plains is a town of kit houses and Cape Cods, and old stacks that were never meant to be crowded.

Only about a tenth of the homes in ZIP 20198 are inside the town itself, which makes The Plains small enough that its housing is well documented. The state’s register describes 140 properties, nearly half from 1900 to 1930 and almost a quarter from the 1940s and 1950s. A house from those decades usually has one main stack, and everything a family does with water meets there.

The Cape Cods on Loudoun Avenue date from the late 1940s, and a Cape Cod has a particular quirk: the upstairs bath tucked under the roof slope, with a drain that turns hard at the knee wall before it drops. That turn is where hair and paper stick. We clear it from the tub when we can reach it, and from the cleanout in the cellar when the clog is farther down.

The register notes that stone is commonly used in foundations and that several buildings sit into a banked site with a cellar entrance at grade. A cellar like that tends to have a laundry corner and a floor drain, and the floor drain is the lowest opening in the house. If it gurgles when the washer empties, the main run is closing, and we start there.

The 1950s brick houses on Mosby Street and the 1920s kit house are the other end of the range. A kit house shipped by rail came with a short, simple plumbing plan, one bath and one kitchen on a stack, and nothing was sized for a modern household with a dishwasher and a second shower. Add a few decades and a family that doubled in size, and a slow kitchen drain is almost a given.

Which clog it is

One slow drain, or the whole house backing up in The Plains.

Two showers back to back and the tub won’t empty

A single stack sized for a 1920s family doesn’t keep up with a modern morning. If the tub drains slowly only after a second shower or a load of laundry, the line is narrowed, and a cable restores the room.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Water comes up the lowest drain

When the washer drains and water shows up in a basement shower or floor drain, or flushing a toilet bubbles the tub, the clog is past the branches in the main line. Stop running water until it’s cleared.

Choosing who clears it

How to pick the best plumber for drain cleaning in The Plains.

Questions to ask anybody who offers to clear a drain, us included.

  1. Will they protect a house that’s on the historic register?

Every property in The Plains is inside the Town’s historic district, and a clearing leaves no mark if it’s done right. Ask a crew to use the existing cleanouts and fixtures, and to put back anything they remove.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions

Drain questions from The Plains.

My Plains Cape Cod’s upstairs tub drains slowly while the downstairs is fine. Why?

The upstairs drain probably turns sharply under the roof slope, and that bend catches hair. We clear it from the tub with a small cable, and a strainer in the tub keeps the bend open longer.

Can you clear a drain in a house with only one bathroom?

Yes, and we’ll work around you. We clear from the tub or the cellar cleanout so the sink and toilet stay usable, and we check each fixture before we leave.

How much does drain cleaning cost in The Plains?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
