The cap near the front walk
Most Dumfries homes have a capped pipe near the property line, the cleanout. Keep the cap on and keep it clear of mulch and toys. It’s how we reach the line quickly, and a missing cap lets dirt and rain in.

What it costs
Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.
Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
What’s different in Dumfries
Dumfries splits almost evenly between houses and townhouses: 43 in 100 of the Town’s owner homes are detached, and 43 in 100 are townhouses. The rows came in the 1970s through 1990s, Williamstown from 1974 to 1991, Port O’Dumfries from 1974 to 1988, South Cove from 1988 to 1992. Those years straddle the changeover to plastic drains, so the first thing a townhouse clog needs is someone to find out what pipe the row actually has.
Where the cable goes in matters. Prince William Water says the lines on your private property are yours, and a sewer cleanout, a capped pipe it describes as generally near the property line, is the way into the line. In a townhouse row, that cap can be a few steps from the front door, or around back past a fence. We look for it first, because going in there beats pulling a toilet, and we tell you where it is for the next time.
The older single-family streets are the other kind of job. About 1 in 10 of the Town’s owner homes predate 1960, and 4 in 10 predate 1980. The kitchen lines in those houses are cast iron by default, scaled narrow, and the 1950s and 60s ones can carry years of grease at a bend. A cable opens them. In the 1980s and 90s houses that make up the rest of the Town, the clog is nearly always something that went down.
South of the Town, Montclair and Cherry Hill are newer. The median owner home in Montclair was built in 1989, and in Cherry Hill in 2005, and about 4 in 10 Cherry Hill homes are townhouses. We are mostly clearing grease and hair from fixtures there, one visit and done. When it isn’t, we’ll tell you the clog went past the property line and into the utility’s main, and that’s Prince William Water’s to handle.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and where houses that age usually clog.
| Place | Median home built | Most homes are | Heated with | Where it usually clogs |
|---|---|---|---|---|
| Montclair | 1989 | single-family houses, about 8 in 10 | electricity, about 5 in 10 | Wipes and grease in PVC; a low spot outside. |
| Cherry Hill | 2005 | townhouses, about 4 in 10 | gas, about 7 in 10 | The kitchen line, from grease. |
| Dumfries | 1985 | townhouses, about 4 in 10 | electricity, about 5 in 10 | Wipes and grease in PVC; a low spot outside. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.
Nearly all of the Town sits in 22026, with a sliver in Triangle’s 22172. None of it is in 22025.
Montclair in 22025, where the Postal Service accepts Montclair as the town name; Southbridge and Cherry Hill in 22026, outside the town line.
ZIPs 22025 and 22026 as a whole: Montclair, Cherry Hill and the rest of Dumfries mail, the Town’s homes included.
Which clog it is
Most Dumfries homes have a capped pipe near the property line, the cleanout. Keep the cap on and keep it clear of mulch and toys. It’s how we reach the line quickly, and a missing cap lets dirt and rain in.
Townhouse rows often share a line before it reaches the street. If a neighbor is fighting the same clog, tell us, because the fix may be on common pipe the association handles.
If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it
Questions to ask anybody who offers to clear a drain, us included.
A plumber who can point at the capped pipe near the property line is working the way the utility describes. One who goes straight to pulling a toilet may not have looked.
You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.
A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions
Not usually. Prince William Water says the lines and connections on private property belong to the owner, so a slow drain in your unit is yours to clear. If a neighbor’s drain acts up too, tell us, because the clog may be past the cleanout, and then it’s the utility’s pipe.
It’s a capped pipe, usually near the property line, and it should be the only one on your lot. If you find two, one may belong to a neighbor on a shared run. We’ll check before we open anything.
One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.
Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
