What it costs

What drain cleaning costs in Midland.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Midland

Midland was laid out in 1873 as a railroad town of narrow lots, and the houses show it.

The County’s plan says Midland began in 1873 where the railroad crossed the old Carolina Road, with narrow lots, and that at least half of its surviving historic buildings date from 1880 to 1910, mostly in wood frame. On a narrow lot the house is long and thin, and the bathroom and kitchen often sit at opposite ends. A drain that has to cross the whole house to meet the line has more bends and more places to snag.

Those old houses on Midland Road, Rogues Road, Carolina Road, Dowell Road and Germantown Road got their plumbing a century after they were built. A bathroom was added in the 1940s or 50s, a kitchen was updated in the 70s, a laundry went in a corner of the porch. Each stage tied into the drain differently, and the pipe often changes material twice between the wall and the yard.

In those houses, a cable is the right first tool and the wrong last one. It clears the clog and shows what’s in the pipe: rust flake, a collapsed section, a cluster of roots on the cutter. When the cable comes back with something odd, we stop and tell you, so you can decide about a camera look before we keep pushing.

Close to half of Midland’s owner homes are pre-1980, and about a quarter are from this century, mostly detached houses with plastic drains. Marsh Run’s floodplain lies to the southwest of the village, so low basements near it deal with groundwater. A floor drain that bubbles after a wet week isn’t always a clog, and we can usually tell on the first pass.

Which clog it is

One slow drain, or the whole house backing up in Midland.

Bathroom at one end, kitchen at the other

In a long, thin house, a drain that crosses from the far bathroom to the main line has a long run to clog. If just that bathroom is slow, the clog is probably in the run itself, and a cable from the tub drain reaches it.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Water comes up the lowest drain

When the washer drains and water shows up in a basement shower or floor drain, or flushing a toilet bubbles the tub, the clog is past the branches in the main line. Stop running water until it’s cleared.

Choosing who clears it

How to pick the best plumber for drain cleaning in Midland.

Questions to ask anybody who offers to clear a drain, us included.

  1. Do they ask which parts of the house were added later?

In a Midland house that has grown over 100 years, the age of each addition tells a crew what pipe to expect. A plumber who asks is mapping the drain in his head before the cable goes in.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions

Drain questions from Midland.

My Midland house has drains from three different decades. Does that make clogs more likely?

It can. Every change of pipe material or size is a place for hair and grease to catch. We clear the clog and tell you where the cable hung up, because that’s where it will catch again.

The cable went through, but the sink still drains slowly. What now?

Then we’ll look at the whole run. A partial clog beyond the reach of the first pass, or a sag in old pipe holding water, gives the same symptom. A camera look shows which.

How much does drain cleaning cost in Midland?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
