What it costs

What drain cleaning costs in Manassas.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Manassas

Manassas drains run through every kind of building, so we ask about the building before the clog.

Manassas is the least uniform town we clear drains in. In the City, 45 percent of homes are detached, 29 percent townhouses, one in six is in a condo or apartment building, and another one in twelve is in a building of two to four units. Nearly three households in ten rent. So the first question on a call here isn’t what the clog is, it’s what kind of building it’s in, because that decides whose pipe we’re standing at.

The City’s largest group, close to half, went up in the 1980s and 90s. Those houses and the townhouse rows built with them drain through PVC, so a main line clog is usually something that went down, or a low spot in the line. In a row, if the neighbors’ drains are slow too, say so on the phone. It changes where we start.

Older pieces sit inside the same city lines. About seven homes in a hundred in the City predate 1960, and inside a house that old the drains are often cast iron, scaled over so a kitchen line runs at half its width long before it stops. Those clog slowly, over years, and the sink that empties a little slower each winter is the signature.

Manassas Park is a different mix: about one home in seven predates 1960, over four in ten were built since 2000, one in five is in a condo or apartment building, and a third of households rent. Virginia law has a landlord keep the plumbing working, so in a rental the owner or manager usually approves the work. It saves a trip if the person who can say yes is on the call.

Which clog it is

One slow drain, or the whole house backing up in Manassas.

Slow only at the busiest hour of the week

Apartments and townhouses share a stack, and a clog lower down only shows when everyone’s washing and cooking together. If your drain is fine at noon and sluggish on Sunday evening, say exactly that. It points us below your unit.

The townhouse next door backed up too

Townhouse rows often share a line before it reaches the street. If a neighbor is fighting the same clog, tell us, because the fix may be on common pipe the association handles.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it

How to pick the best plumber for drain cleaning in Manassas.

Questions to ask anybody who offers to clear a drain, us included.

  1. Can they tell your branch from the building’s stack?

In a multi-unit building, a plumber who clears your sink or tub and then reports that the cable met the shared stack has saved you a bill for something that wasn’t yours.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions

Drain questions from Manassas.

I rent in Manassas. Who pays to clear a clogged drain?

Your lease and the cause decide it. The landlord has to keep the plumbing working, but your lease may put a clog caused by something you flushed back on you. Call the landlord first, and if they send us, we’ll tell them what came out.

A floor drain in my basement drains slowly, but nothing has backed up. Should I worry?

It’s a warning. A floor drain sits at the bottom of the system, so scale, lint or silt shows up there before it shows up anywhere else. Clearing it now costs the fixture price and keeps the basement dry.

How much does drain cleaning cost in Manassas?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
