What it costs

What drain cleaning costs in Herndon.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Herndon

Herndon is a renter’s town as much as an owner’s, and that decides who calls us.

Close to four Herndon homes in ten are rented, and in McNair, off Sunrise Valley Drive, it is closer to three in four. So the person who calls about a backed-up kitchen sink is often a tenant, and the first thing we want to know is who gets the bill. If you rent, tell your landlord first and ask whether they have a plumber. If they send us, we’ll clear it the same way and tell you both what we found.

Among owners, the decades split the town in two. Inside the Town, about three homes in ten went up in the 1970s and another quarter in the 1980s. That is the line where the pipes change. A 1970s house usually has cast iron under the floor, and kitchen branch lines in it narrow with scale, so a sink that has slowed a little more each winter is common. A 1980s house is mostly plastic, and a clog there is nearly always something that went down it.

About a quarter of Herndon homes are townhouses. When water backs up into the lowest tub or the basement floor drain while the neighbors are fine, the cable goes in at your cleanout and we find out how far it runs before it meets a shared line. Under Town Code, a clog anywhere along a house’s own sewer line is the owner’s to clear, so there is no one else to ask once we have located it.

On the county side, in Franklin Farm and Floris, houses are mostly 1980s and 90s plastic, so a clog is usually kitchen grease or a flushed wipe. If a cable brings back roots instead of grease, Fairfax County asks you to call its 24-hour line so it can clean its own main too, and we’ll tell you when that applies.

Which clog it is

One slow drain, or the whole house backing up in Herndon.

Your tenants and your plumber are both right

A landlord’s drain clog is often the third one in a year. If a tenant reports slow drains again, ask us for a camera look added to the visit, $89, so the next owner or tenant doesn’t call about the same pipe.

The townhouse next door backed up too

Townhouse rows often share a line before it reaches the street. If a neighbor is fighting the same clog, tell us, because the fix may be on common pipe the association handles.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it

How to pick the best plumber for drain cleaning in Herndon.

Questions to ask anybody who offers to clear a drain, us included.

  1. Will they talk to my landlord for me?

If you rent, the plumber should be willing to explain what was found in a way you can forward, with the room, the drain and the price on one page. You shouldn’t have to translate for the owner.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Plumber showed up on time and fixed my drain clog without issue. Very reasonably priced as well. Highly recommended.

Questions

Drain questions from Herndon.

I rent a Herndon townhouse and the shower won’t drain. Who pays?

That depends on your lease, so message your landlord first with a photo. If they ask us to come, we’ll price it the same way, and if the clog turns out to be in a shared line, we’ll say so.

Is a clog in a Herndon townhouse always on my side?

Not always. If water comes up in your lowest drain when a neighbor runs a washer, the clog may be on a shared stretch. We clear what we can reach from your cleanout, and if the cable runs into a common line we stop and tell you.

How much does drain cleaning cost in Herndon?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
