What’s different in Herndon

Gas furnaces are the minority inside the town, and the rule in McNair and Floris.

About six in ten owners inside the Town of Herndon heat with electricity, which usually means a heat pump outside and an air handler with backup strips indoors. Most of the rest burn gas. Behind a closet door the two look alike, so here’s the quick check: a furnace has a gas pipe running in and a vent pipe, metal or white plastic, running out. An air handler has neither. No pipes? That’s a heat pump system, and its tune-up costs the same as a furnace’s.

Most gas furnaces in the town have been replaced at least once since the houses went up, and one from the last thirty years has a small fan that clears the vent before anything lights. The tech watches that start, the sequence of operation: the fan spins up, a pressure switch confirms the vent is drawing, the igniter glows, the burners catch, the flame is proven, and only then does the blower send warm air out. A step that hesitates in October is often the one that quits on a January night.

Across the county side gas takes over by neighborhood. About seven in ten McNair owners heat with it, and most of McNair went up after 2000, so plenty of those furnaces are the builder’s, near twenty winters in, many of them compact units in condo closets. Floris is about six in ten gas, mostly 1980s and 90s detached houses with the furnace in the basement. Franklin Farm splits close to evenly and Dranesville leans electric, so there the closet question comes first.

Fire and rescue inside the town is Fairfax County’s. Station 4 on Spring Street is a county station, so the county’s furnace advice further down this page holds on both sides of the town line. The county also keeps a limited number of carbon monoxide alarms for residents who need one, and the local fire station comes out to put it up.

What it costs

What a furnace tune-up costs in Herndon.

$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.

  • Furnace tune-up, one system$69
  • Furnace tune-up, regularly$99
  • Heat pump, boiler or ductless mini split tune-up, one system$69
  • Comfort+ membership, a heating maintenance visit every fall included$199 a year

It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.

With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.

When it’s worth doing

When a furnace tune-up earns its keep in Herndon.

It lights, then gives up a few seconds later

Burners that catch and go out, a few tries and then nothing, usually mean the furnace can’t prove its flame, so it shuts the gas off for safety. Running the sequence of operation is where that shows up. If it won’t light at all, that’s a repair, and our Herndon furnace repair page prices the common ones.

Before the first cold night

That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

You just bought the house

The home inspector ran the heat for a minute. A tune-up runs it through a full cycle with the panel off, and tells you what the last owners left you.

Choosing who tunes it up

How to pick who tunes up your furnace in Herndon.

Questions to ask anybody who quotes you, us included.

  1. Do they say what the tune-up checks?

Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.

  2. Will they tell you what can wait?

Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Questions

Furnace tune-up questions from Herndon.

My Herndon townhouse furnace is in a closet beside the water heater. How do I get ready?

Clear the closet and a path to it. The county’s three-foot rule for anything that burns counts in a closet as much as in a basement. If the door is louvered, leave it: a closet furnace often draws the air it burns through that door.

Does a propane furnace in Herndon get the same tune-up?

Yes. About one owner in a hundred inside the town burns propane from a tank, a few more in McNair. They get the same visit and price, with the gas pressure read against propane’s settings, which run higher than natural gas.

How much is a furnace tune-up in Herndon?

$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.

Is this the Heating Check or the Clean Heat?

No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
