Zones that don’t agree
In a Herndon office with VAV boxes, one corner running hot while the rest is comfortable often means a box or sensor, not the rooftop unit. We check the controls before anyone prices a compressor.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Herndon
Herndon’s commercial buildings lean toward offices and light industrial space in the parks around Elden Street, Van Buren Street and the Dulles Toll Road, with restaurants and small shops stacked along the older strips. The offices are where the equipment gets bigger, and where a rooftop unit usually answers to something other than a thermostat.
We service a pair of rooftop units on one Herndon building, a 15-ton and a 17.5-ton, both tied into a building automation system with VAV boxes in the ceiling. When a call like that comes in, the unit is often fine and the control side is the problem: a box stuck closed, a sensor reading wrong, a schedule telling the roof to sleep. One visit there started as a smoke smell.
The other end of the scale is the old single unit. We replaced a 2007 rooftop unit in Herndon, a 3-ton R-22 system, with a Carrier 48FE set by crane in July. At that age and on that refrigerant, a repair buys a summer and nothing more. The crane, the curb and the electrical are all in the written price so the owner sees one number for the whole lift.
Restaurants here are a different clock. A Herndon restaurant’s walk-in cooler had its condensing unit on the roof, and when it failed over a weekend we got it running again with temporary parts so the food stayed cold until the right ones arrived. That’s what 24/7 emergency service is for: the cooler doesn’t care that it’s Saturday.
The signs
In a Herndon office with VAV boxes, one corner running hot while the rest is comfortable often means a box or sensor, not the rooftop unit. We check the controls before anyone prices a compressor.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
If your Herndon roof is on a BAS, ask whether the tech can read the controller and the VAV boxes, not just the unit. A good number of calls end at a sensor.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.
