Is it the tenant or the landlord?
On a Woodbridge strip center, who owns the unit matters before the repair does. Ask the lease first, then call us with the model number from the data plate.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Woodbridge
Commercial Woodbridge is long and low. Route 1 is lined with strip centers, small office suites, auto shops and restaurants, and the Potomac Mills area adds bigger retail boxes. Many of the smaller tenants don’t have a rooftop unit at all. They have a split heat pump, an air handler in a closet or above the ceiling and a condenser out back or on the roof.
We’ve worked on a 2-ton Rheem heat pump for a Woodbridge office. Two tons is a small system, and a small office suite is exactly where one fits: a few rooms, one thermostat, and a single compressor carrying the whole space.
Heat pumps change the winter call. A strip-center suite with a heat pump has no gas to shut off and no heat exchanger to crack, but it has a defrost cycle, a reversing valve and backup electric heat that shows up on the bill when it kicks in too often. A cold complaint in January is usually one of those, so we check them first.
Tenants here often rent, so the repair or replace call goes to a landlord who didn’t choose the equipment. We write it up so the person paying can see the unit’s age, the failed part and both options on one page.
The signs
On a Woodbridge strip center, who owns the unit matters before the repair does. Ask the lease first, then call us with the model number from the data plate.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
Many Route 1 suites run a 2- to 5-ton split or heat pump. Ask a contractor how many of those they replace, since sizing a small unit takes the same care as a big one.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.
