Woodbridge cooling: coils over gas furnaces, heat pumps under trees, builder units near 20.
About 17,000 owner homes, close to four in ten on a Woodbridge address, are in Dale City, and two in three heat with gas. So most Dale City cooling is a split system: a condenser outside and an indoor coil boxed in right over the furnace, wet all summer and borrowing its blower. With the median owner home built in 1983, that furnace usually stands on the lower level near the laundry, and lint that slips past the filter sticks to a damp coil. A Dale City tune-up looks at the inside half as hard as the outside.
Lake Ridge runs about even, half its owners on electric heat, which in a 1980s townhouse there tends to mean a heat pump. That outdoor unit gets no off season. All winter it frosts its coil and melts it clear, and the melt drains through small holes in the pan underneath, often packed with leaves by April. The trees mostly stay: Lake Ridge’s association counts tree removal as an exterior alteration, so taking down the one over your condenser needs its Architectural Committee’s approval.
Leesylvania and County Center are the young end of Woodbridge: about eight homes in ten went up after 2000, the median owner home in 2006, so a builder’s condenser from that year has seen about 20 summers. More of our Woodbridge calls end in a full system replacement than in most towns we serve. A spring write-up on an original unit shows it coming while there’s time to plan.
Around Route 1, in the Census place called Woodbridge, about three homes in ten are in buildings of ten or more units, and close to half are rented. Cooling there is often a hall closet air handler, its filter behind a ceiling or wall grille where it’s easy to forget. Leasing yours out? A tune-up between tenants puts the system’s condition in writing.
The air conditioning across Woodbridge, place by place.
Census figures for the owner-occupied homes in each place, and what that usually means for the system we’d be tuning up.
| Place | Median home built | Most homes are | Heated with | What usually cools it |
|---|---|---|---|---|
| Dale City | 1983 | single-family houses, about 7 in 10 | gas, about 7 in 10 | 1980s and 90s houses, most on their second or third air conditioner. |
| Lake Ridge | 1985 | townhouses, about 4 in 10 | electricity, about 5 in 10 | Mostly electric heat: heat pumps, so the spring visit covers a system that runs all year. |
| Woodbridge | 1976 | single-family houses, about 4 in 10 | gas, about 5 in 10 | Older houses on their third or fourth air conditioner, usually beside a gas furnace. |
| Leesylvania | 2006 | single-family houses, about 4 in 10 | gas, about 6 in 10 | Newer houses: many original air conditioners now 15 to 25 years old. |
| Potomac Mills | 1988 | single-family houses, about 6 in 10 | electricity, about 7 in 10 | Mostly electric heat: heat pumps, so the spring visit covers a system that runs all year. |
| County Center | 2006 | townhouses, about 4 in 10 | gas, about 6 in 10 | Townhouse streets: condensers in a row out back, air handlers in a closet or the attic. |

What an AC tune-up costs in Woodbridge.
One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.
- AC tune-up, one system$69, regularly $99
- Furnace tune-up, one system$69, regularly $99
- Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
- Comfort+ membership, a cooling maintenance visit every spring included$199 a year
A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.
With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.
When an AC tune-up is worth booking in Woodbridge.
Leaves matted on the condenser
Common on Lake Ridge lots with trees near the house, and worse on a heat pump that never shut off for winter. If you can see a mat on the coil, air can’t get through it. Pull off what comes loose by hand with the power off, and leave the fins to the tune-up.
Before the first hot week
A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.
Nobody remembers the last one
Or the sticker on the unit is from the last owners. That’s most houses, and it’s reason enough.
How to pick the best AC tune-up company in Woodbridge.
Questions to ask anybody who books you, us included.
Will they open the indoor side, or only rinse the condenser?
On a Dale City split system half the job sits above the gas furnace: the blower, the coil and the pan’s drain line. Ask whether the tech goes to the lower level before calling it done.
What does the price cover, and is it per system?
Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.
Do they write down what they found?
Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.
Do they find the leak before they sell refrigerant?
An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

AC tune-up questions from Woodbridge.
My Lake Ridge townhouse has a heat pump. Is spring still right for the AC tune-up?
Yes, April or May, once the nights stay above freezing and it has stopped heating. Heating gets a separate visit in the fall.
Can I cut back the shrubs around my Lake Ridge condenser?
Trim them, yes. Lake Ridge’s guidelines expect owners to keep plantings neatly trimmed, and most outdoor units want a foot or two of open air around them. Taking a tree out is different: that goes to the Architectural Committee first.
How much is an AC tune-up in Woodbridge?
$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.
How often should an AC get a tune-up?
Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
