What’s different in Woodbridge

Dale City furnaces, Lake Ridge heat pumps: two kinds of Woodbridge duct job.

Woodbridge takes in six Census places under one mailing address, and they went up at different times. Dale City, the biggest, is about two thirds single-family houses, the median one built in 1983. Lake Ridge’s median is 1985, and more than four in ten of its homes are townhouses. Potomac Mills is mostly 1980s and 90s. The Woodbridge CDP, the older core around Route 1, is the oldest and the newest at once: about one home in nine went up before 1960, and a third since 2000.

In a Dale City house of that era the furnace often sits on the lower level, with a sheet-metal trunk down the middle of the house and branches off it to each room. The return side is often a sheet of metal nailed across the bottom of the floor joists, so the bay between two joists becomes the duct. Dust settles on the bare wood and the nail heads in there, and that’s usually where the camera goes first.

Lake Ridge splits about evenly between gas and electric heat, and in Potomac Mills about two thirds of owners heat with electricity. In a 1980s townhouse that usually means a heat pump, with the air handler in a closet or the attic and a short trunk feeding a few rooms per floor. A smaller system with shorter runs, and one extra part to look at: the backup heat strips sitting in the airstream inside the cabinet.

The third of the Woodbridge CDP built since 2000 is a different job again. Newer construction there leans to flexible duct, and about three in ten homes in the CDP sit in condo and apartment buildings, where the air handler is usually in a hall closet and the runs are short. The unit’s own system is usually the owner’s to keep up; a duct or riser that serves other units is the association’s.

    In plenty of older Dale City and Woodbridge houses the return isn’t a duct at all, just the space between two floor joists closed off with sheet metal. Ask how they reach the far end of it. A quick pass with a hose at the grille leaves the dust past arm’s length right where it was.

  2. Do they look before they quote?

    Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

    The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

    Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.
