What’s different in Sterling

Sterling went up in waves, and each wave ran its ducts differently.

Sterling’s oldest streets are around Sterling Park, south of Route 7, and in Sugarland Run just north of it: about four in ten homes in each went up before 1980. Countryside is about eight in ten 1980s and 90s houses. Cascades and Lowes Island came after, their median homes both from 1996, and most of the condos around Dulles Town Center were built after 2000.

Those waves show the moment a register comes off. A Sterling Park house from the 1970s usually still has its first sheet metal, and after fifty years and a few owners the ductwork has often been patched around a moved wall or an addition. A 1990s house in Cascades or Lowes Island tends to have a metal trunk in the basement with flexible runs off it, and the bigger ones often add a second system in the attic for the bedrooms.

How the house heats matters too. In Sterling proper, south of Route 7, just over half the owner homes run on electric heat, and in Countryside nearly eight in ten do, most of them with heat pumps, whose air handlers keep air moving through the ducts for hours at a stretch all winter. Cascades is the opposite, about eight in ten on gas. The cleaning is the same, but a heat pump house leans harder on its filter, so the filter rack and the return grille are where we start.

Dulles Town Center is a different Sterling again. More than half its homes are in condo and apartment buildings, and seven in ten are rented. Those are small systems in a closet with short runs, and the easy time to clean one is when a lease ends, so the owner sees the camera photos with nobody’s furniture in the way.

    Cleaning the ducts means opening the air handler, and in a heat pump house that cabinet holds the coil, the blower and the backup heat strips. An HVAC tech puts it back the way it came apart, and can tell you whether the coil needs attention while it’s open.

  2. Do they look before they quote?

    Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.

  3. Do they clean the returns, or only the supply vents?

    The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.

  4. Is the price for the whole system, in writing?

Do you clean ducts on both sides of Route 7 in Sterling?

Yes. Sterling Park and the rest of the streets south of Route 7, and Sugarland Run, Countryside, Cascades, Lowes Island and Potomac Falls to the north, plus the condos around Dulles Town Center. Same crew and the same price book, and cleaning needs no permit.

My Sterling house is from the 1970s. Are the ducts any different?

Often. Some of the returns in a house that age aren’t ducts at all, just the space between two joists or two studs with a panel nailed over it, and they gather whatever drops in. Runs that got boxed in during a remodel are harder to reach. The camera photos show which runs need the work before you pay for anything.

My heat pump smells like burning dust on the first cold morning. Is that the ducts?

Usually it’s dust on the backup heat strips in the air handler, burning off the first time they come on for the season. A smell that fades the same day is normal. One that lingers, or comes back every time the strips kick in, is worth a look, and a dusty system gives them more to burn.
