Sterling heats two ways, and the water heater usually matches the furnace or heat pump. Sterling proper, south of Route 7, is just over half electric heat, and Countryside is close to eight in ten. The gas side has a permit wrinkle. A tankless burns several times the BTUs of a gas tank at full fire, so trading one for the other in Cascades or Lowes Island falls outside that exemption and goes through plan review, which the county puts at about 10 days after the application is complete.
