What’s different in Quantico

Quantico’s water comes from the base. The permit comes from the county.

The Town of Quantico is small, with about 50 owner homes and a median build year of 1950. Most of the housing you see in ZIP 22134 is actually on Marine Corps Base Quantico, where Liberty Military Housing manages the family quarters. If you live in the Town, your water heater is likely in an older home, and the plumbing behind it reflects that age. The base is federal property, so Prince William County does not serve it. If you are on base, your repair goes through Liberty, not us. This page is for the Town, where we handle the work directly.

Since the Town handles its own zoning but relies on Prince William County for building permits, the paperwork for your new heater goes to the county’s Building Development Division. If a tank fails, the state rule lets us begin the swap right away, as long as the permit request hits the county desk by the end of the next business day. Our quote covers this administrative step, so you don’t need to file anything yourself.

The Town runs its own small water system and buys treated surface water from the base’s Mainside system. The EPA lists this system at 175 service connections. Because the water is treated surface water, sediment can build up in a tank over time, especially in older units. A flush is a simple way to clear that out, and it’s part of the maintenance we recommend. If your heater is older and you’re hearing rumbling or seeing brown water, a descale or flush is a good first step before you consider a full replacement.

The weather here can be extreme. The Quantico weather station records show heat indices up to 118 degrees in July 2011, and wind chills down to -5 degrees near the Potomac in December 2022. Cold snaps can stress a water heater, especially if it’s in an unheated space. If you’ve had a freeze or a storm, check your heater for leaks or unusual sounds. The town is also near the tidal Potomac, so if you’ve seen water on the ground after a storm, make sure your heater is dry before you turn it back on. If any part of a gas heater has been under water, don’t relight it. Call us to inspect it first.

What it costs

What a new water heater costs in Quantico.

Installed, from our water heater estimator, which is the price book. Everything is in the number: the permit and the inspection, the expansion tank, the drain pan, hauling the old one away, and the labor.

  • Electric tank, installed$2,757 to $5,493
  • Gas or propane tank, installed$3,379 to $5,485
  • Power vent tank, installed$5,957 to $7,494
  • Tankless, installed$8,886 to $10,486

How the house vents picks the row; where you land inside it is the tank size and the warranty. A hybrid heat pump water heater is quoted at the visit, never from a page.

Keeping the one you have? A yearly water heater flush slows the sediment down: $99 right now, normally $199. A tankless descale is $300, regularly $350. Or get the flush every year with Comfort+ membership, $199 a year, along with a dryer vent cleaning, a sewer camera inspection and heating and cooling maintenance visits.

What you’d notice

What a failing water heater in Quantico usually does.

Rumbling or brown water from an older tank

Sediment from the base’s surface water settles in the tank over years. Rumbling means the burner is fighting through it. Brown water means the sediment is stirring up. A flush clears it, but if the tank is over ten years old, it may be time to replace it.

Water on the floor around it

A drip from a valve can be fixed. Water from the tank itself can’t; once the lining goes, the only fix is a new heater, and sooner beats later.

Rumbling or popping when it heats

That’s sediment on the bottom of the tank boiling as the burner or element heats under it. It’s the sound of a tank working harder every year.

If the basement took water

After a storm in Quantico, check the water heater.

A water heater usually sits on the lowest floor of the house, so it’s one of the first things standing water reaches. Three checks, then call us.

  1. Water reached the burner or the gas controls

Leave it off and don’t relight it. The warning label on a gas water heater says not to use it if any part has been under water, and to have a service technician replace the gas control.

  2. An electric tank sat in water

Shut its breaker off at the panel, but only from somewhere dry. The elements and the thermostats get checked before it heats again.

  3. Water around it after the rain stopped

Mop it up and look again in an hour. Water that comes back with no rain is the tank or a valve, not the storm.

Call us after a storm and we’ll check it: the gas control or the elements, the burner, the venting and the drain pan. If it has to be replaced, you get the price in writing before anything comes out.

Permits and pressure

Questions worth asking anybody who quotes you, us included.

  1. Who files the permit for a water heater in the Town of Quantico?

Prince William County’s Building Development Division issues the permit, even though the Town handles zoning. Our installed prices include the permit and inspection, so you don’t have to file it yourself. For a burst tank, the work can start first, but the permit must reach the county by the next working day.

  2. Is the permit in the price?

A gas water heater always needs a permit, an electric one often does, and skipping it tends to surface when the house sells. Ask whether the quote includes it and the inspection.

  3. Is there an expansion tank in the quote?

Most houses here have a check valve or a pressure reducer on the incoming line, so the heated water has nowhere to go. An expansion tank gives it somewhere, and leaving it out is how quotes come in low.

  4. Will they tell you when a repair will do?

A thermocouple, an element or a valve is a repair, not a new heater. A good plumber says so, and saves the replacement talk for a leaking tank.
