What’s different in Quantico

In Quantico, most showers belong to a landlord, so the first call matters.

Nearly every home in the Quantico ZIP is rented, about 97 percent. If the shower in your rental drips or the handle spins, your lease probably puts the repair on the owner. Tell the landlord or property manager in writing, with a photo of the drip, and ask who they want to send.

If you own a place here, or you manage rentals, the fix is usually small. A handle that rocks is a screw under the cap that has backed out. A shower that drips after it’s off is a worn cartridge, or washers and stems on an older two-handle, and none of it needs the wall opened.

The Town of Quantico runs a small water system of about 175 connections that buys its water from the base’s system. We found no published hardness number for it, so we don’t guess one. A quick look at the old cartridge tells the story: crusty white buildup means the water has been leaving scale, and clean worn rubber means plain age.

The housing here is mixed: about half townhouses, and one in six built before 1960. A rental with a shower from the 1950s can still have hot and cold handles that wear at the stems, while a newer townhouse unit has a single-handle valve. In a rental, a landlord often prefers the cheapest sound repair, and we’ll price both a repair and a new valve so the choice is theirs.

The signs

When a shower in Quantico needs a plumber.

The drip you keep reporting

A shower that drips all day wastes water and stains the tub, and that comes out of someone’s pocket, usually the tenant’s bill. Landlords tend to act faster when you put it in writing with a photo.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Quantico.

Questions to ask anybody who pulls your shower handle off, us included.

  1. Who authorizes the work if I rent?

Ask for the owner’s or manager’s approval in writing before any plumber starts. A plumber who takes orders from a tenant alone can end up unpaid, and you can end up stuck with the bill.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Alex arrived on time and after some time he explained the situation regarding the low flow faucet and fixed the problem. Very professional. I would call on him and the company again for my plumbing repairs.

Questions

Shower repair questions from Quantico.

I live in military family housing near Quantico. Can SwiftPro fix my shower?

On-base housing is run through its own housing office, and that office decides who does repairs. Call them first. Homes in the Town and the surrounding streets are ours.

Is a dripping shower in my Quantico rental the landlord’s job?

Usually yes, since a worn cartridge is wear and not damage. Check your lease, and send your request in writing. If you’re the landlord, the visit is $49 and most repairs land at $250 to $450.

How much is shower repair in Quantico?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
