What’s different in Broad Run

Broad Run’s showers run from farmhouse stems to 1970s single-handle valves, and the age of the house tells us which.

A handle that rocks on the wall can be a loose screw or a worn grip, and the screw is the one to try. Pull the little cap or look under the handle’s lip. If it is tight and the handle still spins, the ridges inside it are gone, or the stem it grips is, and that is a part, not a new shower.

Every home in Broad Run’s ZIP is detached, and more than half were built before 1980. About one in six predates 1960. In a farmhouse that old, the tub can still have two handles on the wall, a hot and a cold, each a stem and a washer. Those drip when the washer hardens, and they scald when a toilet is flushed. We rebuild them, and tell you when a pressure-balancing valve is the better spend.

The 1970s ranches and split-levels that fill the rest of the older half often have an early single-handle valve from that decade. Their cartridges can be discontinued, so we read the brand off the old part before promising a repair. If a match exists, it is a $250 to $450 job. If it does not, a new valve with trim is $950 to $1,400.

Most Broad Run homes are probably on private wells and not a public water line. Fauquier’s plan doesn’t list Broad Run as a service district, and in Prince William County’s records none of the 178 single-family addresses checked sits within 200 feet of a water main. On a well, a pressure tank that cycles can make a shower surge or sputter in a way that looks like a valve problem. We run it with the pump off and on before we take a handle apart.

The signs

When a shower in Broad Run needs a plumber.

A surge that isn’t the valve

If the shower pulses or sputters, the cause may be the pressure tank and not the valve. A cartridge fault is steady: it drips, or the handle is stiff. A tank fault is rhythmic.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Broad Run.

Questions to ask anybody who pulls your shower handle off, us included.

  1. Will they tell me if the problem is the well and not the shower?

A plumber who services wells will check the tank pressure before blaming the valve. Ask whether they will, and if the answer is vague, find someone who does.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions

Shower repair questions from Broad Run.

The tub in our Broad Run farmhouse has two handles and the hot one drips. Do I need a new valve?

Probably not. A dripping hot handle is almost always a worn washer or stem, and the repair is usually in the $250 to $450 range. A new valve is the answer only if the stems are beyond saving, or if the shower scalds when a toilet flushes.

My Broad Run shower sputters when the well pump kicks on. Is that the cartridge?

Maybe not. Sputtering as the pump cycles points to the pressure tank, or air in the line. If the shower is also stiff or drips when off, the cartridge is involved too. We check both before replacing anything.

How much is shower repair in Broad Run?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
