What’s different in Vienna

In Vienna, the shower often changed when the house got an addition.

Before you call about a loose handle, push on it. If it rocks side to side, a screw has backed out. If it turns but nothing happens, the grip is gone, and it’s a handle or a cartridge.

About a fifth of the Town’s homes went up before 1960 and nearly two-thirds before 1980, with a median owner home from 1972. In houses that old, the original bath often kept a two-handle valve, while the bath added later has a single handle. Two showers, two valves, two different repairs.

A quarter of Vienna’s homes have been built since 2000, many of them rebuilds on old lots, so a new bath next to a 1950s one is not unusual. The Town’s own report puts its water at 5 to 10 grains per gallon, enough to leave a white crust at the base of the showerhead.

Wolf Trap, the county side, runs younger: median 1980, nearly all detached, and about a third built in the 1980s and 90s. Those are single-handle valves, so a drip is a cartridge.

The signs

When a shower in Vienna needs a plumber.

The drip comes back after a quick fix

If a rubber washer is swapped on a pitted seat, the drip returns within weeks, because the seat it closes on is worn. Dressing the seat or replacing the stem fixes it for good.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Vienna.

Questions to ask anybody who pulls your shower handle off, us included.

  1. Will they fix the old valve or push a whole new one?

In a plaster or older wall, a full valve change can mean opening more than you want. Ask what they’d do from the front first, and what it would take to go further.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Needed 2 faucets installed and both gentlemen did a nice job. Checked everything out prior to removing old faucets and QC’d everything upon completion of the job. Cleaned up and on their way. Thanks!

Questions

Shower repair questions from Vienna.

Can a Vienna house have both a two-handle shower and a single-handle one?

Yes, and it’s common in houses that were added onto. Each is repaired differently, so tell us which bathroom, and send a photo of the handles.

Do I need a water softener to stop my shower dripping?

No. A softener helps cartridges last, but a drip is a worn part, and the part is what fixes it. If scale is a pattern in your house, ask us about it while the handle is off.

How much is shower repair in Vienna?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
