The handle droops and the water won’t stay hot
On a single-handle valve past twenty years, a handle that sags or a temperature that drifts is the cartridge’s internal parts wearing. A new cartridge resets both.

What’s different in Fort Belvoir
Cook Inlet is 256 homes, 148 detached and 108 townhouses, and the county’s records date almost all of them to 2002, 2003 and 2004. Every shower in the neighborhood is somewhere past twenty years old, usually a single-handle valve from one builder’s order. If your handle droops or your shower drips, ask a neighbor. The same cartridge is probably tiring on the next street too.
That works in your favor. On a valve this age the fix is mostly a cartridge, which comes out the front and costs $250 to $450. Each home there has a full basement, so the plumbing below the bath is often within reach if the trim is ever the problem.
Backlick Road, by Accotink Creek, is a different set of houses. The county has 14 detached homes on it, with records from 1900 to 2010, mostly 1925 and 1978. A 1925 house may have had its bath added decades later, with a two-handle valve whose stems wear before the rest of the shower does.
On the post, family housing belongs to The Villages at Belvoir. A loose handle or a drip there goes in as a service request to them, and they run 24-hour emergency maintenance. We work on homes off the post, and we’d rather say so than take a call we can’t help with.
The signs
On a single-handle valve past twenty years, a handle that sags or a temperature that drifts is the cartridge’s internal parts wearing. A new cartridge resets both.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
With a neighborhood built by one builder, a good plumber can often name the likely valve from the address and street. Ask what they’d bring and what happens if it isn’t the right one.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
Call your housing maintenance office first, because the Villages at Belvoir handle service requests for family housing on the post. We work on the homes outside it, in Cook Inlet and on Backlick Road.
A loose handle usually keeps working until the cartridge finally gives out. It’s a small fix now, at $250 to $450, and a leak behind the trim later. The visit is $49, or $250 after hours.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
