What’s different in Fort Belvoir

Gas laundry rooms, ice and river wind: dryer vent cleaning off post at Fort Belvoir.

Fairfax County’s parcel records mark every one of Cook Inlet’s 256 lots as gas connected, so plenty of laundry rooms there run a gas dryer. A gas dryer sends its exhaust out the same dryer vent line as its lint and moisture, which makes a packed line on one more than a slow-drying nuisance. When we pull the machine out to reach the line, the flexible gas connector behind it gets a look before the dryer goes back against the wall.

Cook Inlet’s 108 townhouses add a layout problem. An inside unit has outside walls only at the front and the back, so wherever the builder put the laundry in 2003, the dryer vent line has to cross the house to reach one of them, threading between floor joists or turning up toward the roof. Each turn is a spot where lint settles and damp lint sticks. The 148 detached houses have side walls to work with, and their lines are usually shorter, with the hood on whatever wall sits nearest the dryer.

Then there’s the weather at the hood. NOAA’s storm records have a 66 mile an hour gust measured at Davison Army Airfield on post in May 2019, and gusts of 58 to 63 measured at Fort Belvoir during Sandy in October 2012. Wind like that cracks a plastic flap or jams it open, and an open flap invites birds and leaves in. In February 2021 the same records put about a quarter inch of ice near and east of I-95 after a night of sleet and freezing rain, plenty to glaze a flap shut. After a storm like those, start a load and go look at the hood.

Accotink’s houses on Backlick Road are older, mostly from 1925 and 1978 by the county’s dates, about half without a basement, and gas isn’t available to nearly any of those lots, so the dryer there is most likely electric. A main-floor laundry in a house like that usually has a short line straight through the nearest wall. We work off post only: family housing on post is maintained by The Villages at Belvoir, and residents put in a service request with The Villages.

What it costs

What dryer vent cleaning costs in Fort Belvoir.

The same prices as everywhere we work: $298 for dryer vent cleaning on its own, $199 when it’s added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.

  • Dryer vent cleaning, on its own$298
  • Dryer vent cleaning, added to an air duct cleaning$199
  • Comfort+ membership, dryer vent cleaning every year included$199 a year

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

When it’s due

When a dryer vent needs cleaning in Fort Belvoir.

Lint on the siding under the hood

A grey fan of lint stuck to the siding below the outside hood means the line is spitting out clumps it can’t carry. On a Cook Inlet townhouse, where the hood is often on the back wall above a deck or patio, it’s the easiest sign to spot.

Towels take two cycles

The first thing most people notice. When the dryer vent is packed, the damp air has nowhere to go, so the clothes stay wet and the dryer runs hot.

It’s been a year

Fire departments around Northern Virginia say once a year, and sooner if clothes start taking longer to dry. If you can’t remember the last dryer vent cleaning, it’s due.

Questions to ask anybody who quotes you, us included.

  1. Will they run the dryer at the end and check the flap?

Cleaning the line and leaving skips the last foot of it. Ask the tech to run the dryer when the job’s done and confirm the flap at the hood swings open with strong air behind it. After a winter with ice on the hoods, that check counts.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you what’s inside the line?

Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

Questions

Dryer vent cleaning questions from Fort Belvoir.

I rent my Cook Inlet townhouse. Who books the dryer vent cleaning?

Usually the owner, so start with your landlord or property manager; many leases spell it out. Renters hold about a third of Cook Inlet’s homes, by the 2020 Census, and a dated invoice with before and after photos gives the owner a record from one tenant to the next.

The flap froze shut after an ice storm. What should I do?

Don’t run the dryer until it opens. Clear the ice from outside by hand, then start a load and check that the flap lifts. If it’s cracked or sticks after the thaw, a new hood is a small add-on, priced before we start the dryer vent cleaning.

How much does dryer vent cleaning cost in Fort Belvoir?

$298 booked on its own, $199 added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.
