What’s different in The Plains

Laundry squeezed into old rear wings in town, and hoods that sit under the snow line.

Most houses in town were built before anybody owned a clothes dryer. The state’s register dates close to half of the district’s properties to 1900 through 1930, and many older ones grew by additions out the back; the yellow duplexes on Ashby Lane mostly have a one-story rear wing. That back room or the cellar is often where the laundry landed, and the dryer vent line took the shortest way out, often through stucco over a wood frame.

Those walls matter. Balloon framing, the survey’s most common construction in town, leaves each wall cavity open from the sill to the roof, nothing between the floors. A dryer vent line inside a wall like that should be rigid metal and kept clean, because a lint fire in an open cavity has nothing in its way. If yours enters the wall as a foil hose, change that first.

Then there’s the weather. The nearest NOAA snow normal, from a station two and a half miles north-northeast of town, is about 20 inches a winter, and the January 2016 blizzard left an estimated 24 to 36 inches across northern Fauquier; three weeks later an ice storm left 0.2 to 0.3 inch of ice across the same area. A hood a foot off the ground disappears under a drift, and a flap iced shut closes the line until it thaws. If clothes come out damp the day after a storm, dig the hood out first.

Storms here also bring trees down. In August 2023, gusts estimated at 65 knots put dozens of trees and wires down along Halfway Road and The Plains Road. A limb against the house can crush a hood or snap its flap, and a hood bent shut is a clogged line with a different cause. Walk past it when you check the gutters after a storm.

My dryer vent line goes out through the stone foundation. Is that a problem?

Not by itself; plenty of older houses in town sit on native stone foundations, and in a basement laundry the dryer vent line often goes straight out through one. It does put the hood low, where snow, leaves and grass clippings pile up against it, so check a few times a year that the flap opens and closes on its own.
