What’s different in Aldie

In Aldie the dryer vent is usually a long run in a young townhouse.

More than half the homes in Stone Ridge are townhouses, about three in ten across all of 20105, and the neighborhood’s median owner home dates to 2009. In a townhouse from those years the laundry is often up on the bedroom floor, so the dryer vent travels through the house before it gets outside, often ending on the roof. Every elbow on the way is somewhere for lint to settle.

A Stone Ridge house from the first half of the neighborhood has seventeen or more years of laundry behind its dryer vent. An Aldie house from the late 2010s has fewer, but a young line isn’t automatically a clean one: a crushed hose behind the dryer or a flap outside that sticks half open can pack a new run in a few years.

The condos are a smaller slice of Aldie, but they’re here: Stone Ridge lists six condo communities, from Amber Springs to Summerwalk, each with its own management company, and Kirkpatrick Farms has condos too. Inside a condo building, the dryer vent line past your wall can be common property; in a rental, about one Aldie home in ten, the landlord usually makes the call. Tell us which when you call, and the building or the owner’s name if it isn’t you.

On the old village strip along Route 50, the houses are older and the run out the wall tends to be short; the trouble is usually the flexible connector between the dryer and the wall. If a dryer vent hood there needs replacing or moving, that’s an exterior change, and the county’s Historic District Review Committee reviews most of those before work starts. Cleaning never needs it.

What it costs

What dryer vent cleaning costs in Aldie.

The same prices as everywhere we work: $298 for dryer vent cleaning on its own, $199 when it’s added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.

  • Dryer vent cleaning, on its own$298
  • Dryer vent cleaning, added to an air duct cleaning$199
  • Comfort+ membership, dryer vent cleaning every year included$199 a year

The price covers the whole dryer vent line, from the back of the dryer to the hood outside, with camera photos of what we find, a dated invoice, and before and after photos of your line when we can get a clear shot. Anything past the cleaning, like a new hose or a guard on the hood, you get the price first.

With Comfort+ membership, $199 a year covers the dryer vent cleaning every year, plus a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit, and we tell you when each one is due.

When it’s due

When a dryer vent needs cleaning in Aldie.

The laundry closet runs hot

With the dryer on the bedroom floor of a Stone Ridge or Kirkpatrick Farms townhouse, a packed line shows up indoors first: a laundry closet that feels like an oven and towels that want a second cycle, long before anyone looks up at the roof.

It’s a townhouse dryer vent

A townhouse dryer vent runs a long way to reach the outside, often to the roof or across a ceiling to the back wall. A long run fills faster than a short one, so once a year matters more here.

The house is newer, the dryer vent isn’t clean

A 2005 house has run twenty years of laundry through its dryer vent, often a long run from an upstairs laundry room, and plenty have never been cleaned end to end.

The dryer vent, locally

What the fire department says about dryer vents.

Loudoun County

Ashburn Volunteer Fire and Rescue, one of the companies in Loudoun County’s fire and rescue system, says the dryer vent, from the back of the dryer to the outside of the house, should be cleaned at least once a year, and that longer drying times are a sign it’s clogged. Source.

Choosing who cleans it

How to pick a dryer vent cleaning company in Aldie.

Questions to ask anybody who quotes you, us included.

  1. Can they reach a dryer vent that ends on the roof?

In a lot of Aldie townhouses the line exits up top. Ask whether the company works roof terminations, and mention where yours comes out as you book, so the right ladder comes on the truck.

  2. Do they clean the whole line, end to end?

Brushing the first few feet from the laundry room isn’t a dryer vent cleaning. Ask whether they clean from the back of the dryer to the hood outside, and how they get the lint out of the house instead of pushing it further down.

  3. Do they show you what’s inside the line?

Camera photos of the inside of your dryer vent line are how you know it needed cleaning, and before and after photos are how you know the job was done. Ask to see them, and for a dated invoice if your HOA wants proof.

What our customers say.

★★★★★
Moises and SwiftPro were excellent. They cleaned my dryer duct and repaired an area that had become disconnected and was therefore posing a fire hazard. Moises was punctual, friendly, and even went the extra mile to help me briefly with another small household project.

Questions

Dryer vent cleaning questions from Aldie.

Does Stone Ridge require dryer vent cleaning?

Its published Design and Maintenance Standards don’t mention dryer vents at all. Check your own documents; some associations and condo boards ask for a yearly cleaning on their own. If yours wants proof, the invoice is dated, and when the shot is clear it comes with before and after photos.

Who books it in a Stone Ridge condo, me or the association?

Start with your condo documents or the property manager. If the unit owner keeps up the dryer vent, we clean the whole line, dryer outlet to outside hood. If it’s shared through the building, the association decides, and the camera photos are useful to either of you.

Why does a townhouse dryer vent end on the roof?

Because in a townhouse from the 2000s and 2010s the laundry is usually upstairs, and the roof is often the shortest way out from there. Lint has to travel uphill the whole way, though, so a roof run tends to load faster than a short one out a side wall. Watch the hood flap while the dryer runs; if it barely lifts, it’s due.

How much does dryer vent cleaning cost in Aldie?

$298 booked on its own, $199 added to an air duct cleaning, and included every year with Comfort+ membership at $199 a year.
