Aldie’s water heaters are mostly gas tanks, and Stone Ridge has a rule for a new flue.
Gas heats close to eight in ten owner homes in Aldie, and Stone Ridge’s association lists Washington Gas, so most of the tanks here burn gas; about one home in twenty runs on propane instead, most of them outside Stone Ridge. How old yours is depends on the street. Stone Ridge’s median owner home dates to 2009, so a tank that came with one of those houses is in its late teens now, past the years most last. Across all of 20105 the median is 2013, so on the newer streets plenty of first tanks are still in their working years.
Going tankless usually changes what the house looks like from outside, and in Stone Ridge that brings in the association. Its design standards ask for an approved application for any new or changed flue, while one replaced identical in type, size, location and color needs none. A through-the-wall metal flue isn’t allowed on a side that’s visible from the street. A tank swapped onto the flue it already has is the simple job; a heater that would exhaust out a new spot in the wall is a question for the association before you choose the model.
The old village on Route 50 runs on different water. Loudoun’s 2019 General Plan names Aldie as the only one of the county’s rural villages served by a private water company, so Loudoun Water’s figures don’t describe it. Past the village and the subdivisions, Loudoun Water says most rural properties are on their own wells. On a well, sediment and hardness depend on the ground, a pressure tank does the utility’s job, and no water company sets the pressure for you.
When a tank lets go, the permit doesn’t hold up the replacement. Virginia’s code lets emergency work begin first if the application is in before the following working day is over. Loudoun’s own rule for a gas swap is below, and the permit is already in our number.

- Most houses here heat with gas, so most water heaters are gas tanks, and replacing one takes a permit even like for like.
- The typical owner’s house here went up in 2013, so plenty of builder tanks are reaching the age tank water heaters give out.
What a new water heater costs in Aldie.
Installed, from our water heater estimator, which is the price book. Everything is in the number: the permit and the inspection, the expansion tank, the drain pan, hauling the old one away, and the labor.
- Electric tank, installed$2,757 to $5,493
- Gas or propane tank, installed$3,379 to $5,485
- Power vent tank, installed$5,957 to $7,494
- Tankless, installed$8,886 to $10,486
How the house vents picks the row; where you land inside it is the tank size and the warranty. A hybrid heat pump water heater is quoted at the visit, never from a page.
Keeping the one you have? A yearly water heater flush slows the sediment down: $99 right now, normally $199. A tankless descale is $300, regularly $350. Or get the flush every year with Comfort+ membership, $199 a year, along with a dryer vent cleaning, a sewer camera inspection and heating and cooling maintenance visits.
What a failing water heater in Aldie usually does.
The pilot won’t stay lit
On a gas tank that’s usually the thermocouple or the gas valve, both repairs. A burner that lights but smells of exhaust is different: shut it off and call.
Water on the floor around it
A drip from a valve can be fixed. Water from the tank itself can’t; once the lining goes, the only fix is a new heater, and sooner beats later.
Rumbling or popping when it heats
That’s sediment on the bottom of the tank boiling as the burner or element heats under it. It’s the sound of a tank working harder every year.
After a storm in Aldie, check the water heater.
A water heater usually sits on the lowest floor of the house, so it’s one of the first things standing water reaches. Three checks, then call us.
Water reached the burner or the gas controls
Leave it off and don’t relight it. The warning label on a gas water heater says not to use it if any part has been under water, and to have a service technician replace the gas control.
An electric tank sat in water
Shut its breaker off at the panel, but only from somewhere dry. The elements and the thermostats get checked before it heats again.
Water around it after the rain stopped
Mop it up and look again in an hour. Water that comes back with no rain is the tank or a valve, not the storm.
Call us after a storm and we’ll check it: the gas control or the elements, the burner, the venting and the drain pan. If it has to be replaced, you get the price in writing before anything comes out.
Who signs off on a new water heater in Aldie.
Loudoun County
Loudoun County requires a permit to swap a gas water heater or furnace. Since October 2025, a replacement that keeps the same BTUs in the same spot needs no plans. Source.
A burst tank doesn’t wait on paperwork: under Virginia’s building code the replacement can start first, as long as the permit application reaches Loudoun County by the end of the next working day. Source.

Questions worth asking anybody who quotes you, us included.
Before pricing a tankless, do they ask where it will exhaust?
A tankless often leaves the house somewhere the old tank didn’t. In Stone Ridge that’s a new flue in the association’s eyes, and a metal one can’t go through a wall you see from the street. Ask where the pipe will come out before you pick the unit.
Is the permit in the price?
A gas water heater always needs a permit, an electric one often does, and skipping it tends to surface when the house sells. Ask whether the quote includes it and the inspection.
Is there an expansion tank in the quote?
Most houses here have a check valve or a pressure reducer on the incoming line, so the heated water has nowhere to go. An expansion tank gives it somewhere, and leaving it out is how quotes come in low.
Will they tell you when a repair will do?
A thermocouple, an element or a valve is a repair, not a new heater. A good plumber says so, and saves the replacement talk for a leaking tank.

Water heater questions from Aldie.
My water heater burst. Does the permit slow down the replacement?
No. Virginia allows an emergency replacement ahead of the permit, provided the paperwork is filed before the following working day closes. Loudoun still wants a permit for a gas tank, and it’s in our price: $3,379 to $5,485 installed for a gas tank venting the way the old one did.
How hard is the water in Aldie?
In the subdivisions it’s moderately hard to hard. Loudoun Water doesn’t print its own number; it refers customers to Corbalis, Fairfax Water’s Potomac plant, which tested between 4.1 and 10.8 grains a gallon over 2025. Water like that drops sediment in a tank year after year, and the yearly flush is how it gets out. In the village, ask the water company for its figure; on a well, test it.
Do Kirkpatrick Farms and Willowsford get the same water heater prices?
Yes. Kirkpatrick Farms is mailed as Aldie, and Willowsford straddles the line, part Aldie and part Ashburn. Either way it’s Loudoun County that issues the permit, and the price book doesn’t change from one side to the other.
How much is a new water heater in Aldie?
Installed, with the permit, the expansion tank, the pan and the haul-away: an electric tank $2,757 to $5,493, a gas or propane tank on the flue you have $3,379 to $5,485, a power vent tank $5,957 to $7,494, and a tankless unit $8,886 to $10,486.
