What’s different in The Plains

Old chimneys, a historic district and storm season shape a water heater in The Plains.

Natural gas barely reaches this ZIP, so the heater here is electric or propane. In town, a propane tank usually means a chimney question. The state’s survey of the historic district found brick and stone chimneys on house after house, and a standard propane tank usually vents up one of them. A masonry flue built for a coal stove or a big old furnace can be far too wide, or unlined, for one small water heater to draft through.

The other propane choices usually vent through a wall: a power vent tank, $5,957 to $7,494 installed, or a tankless unit, $8,886 to $10,486. Every property inside the town limits sits in the Town’s historic district, where the Architectural Review Board reviews improvements. A vent cap on a back wall is one thing; a new one on a wall facing Main Street is worth a call to the Town before anybody drills.

Storms take the power out here by bringing trees down. In July 2022 numerous trees fell in The Plains, Bunker Hill Road among them, and in August 2023 gusts estimated at 65 knots dropped dozens of trees and wires along Halfway Road and The Plains Road. An electric tank stops heating when the power goes, though it holds hot water for a while. A propane tank with a standing pilot keeps going; a power vent or a tankless doesn’t, since each needs electricity for its fan.

Low spots flood fast, too. On August 11, 2017 Old Tavern Road flooded and closed half a mile from town, and on September 9, 2023 standing water blocked several roads near Marshall and The Plains. FEMA’s flood map shows a floodplain within a few hundred yards of the center of town. In an older house on a stone foundation the heater usually sits on the cellar floor, where seeping water reaches it first; if yours has stood in water, call us before it runs again.

By the numbers

The Plains houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The Fauquier County side

ZIP 20198 as a whole, the Town included: its own homes are too few for steady Census figures.

  • Median home built1983 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Where the heat is electric the water heater usually is too, and that’s the simpler swap: no flue and no gas line to deal with.
What it costs

What a new water heater costs in The Plains.

Installed, from our water heater estimator, which is the price book. Everything is in the number: the permit and the inspection, the expansion tank, the drain pan, hauling the old one away, and the labor.

  • Electric tank, installed$2,757 to $5,493
  • Gas or propane tank, installed$3,379 to $5,485
  • Power vent tank, installed$5,957 to $7,494
  • Tankless, installed$8,886 to $10,486

How the house vents picks the row; where you land inside it is the tank size and the warranty. A hybrid heat pump water heater is quoted at the visit, never from a page.

Keeping the one you have? A yearly water heater flush slows the sediment down: $99 right now, normally $199. A tankless descale is $300, regularly $350. Or get the flush every year with Comfort+ membership, $199 a year, along with a dryer vent cleaning, a sewer camera inspection and heating and cooling maintenance visits.

What you’d notice

What a failing water heater in The Plains usually does.

Warm, never hot, on an electric tank

An electric tank has two elements. When one fails the water still warms, just never all the way; it’s a common, fixable part.

Water on the floor around it

A drip from a valve can be fixed. Water from the tank itself can’t; once the lining goes, the only fix is a new heater, and sooner beats later.

Rumbling or popping when it heats

That’s sediment on the bottom of the tank boiling as the burner or element heats under it. It’s the sound of a tank working harder every year.

If the basement took water

After a storm in The Plains, check the water heater.

A water heater usually sits on the lowest floor of the house, so it’s one of the first things standing water reaches. Three checks, then call us.

  1. Water reached the burner or the gas controls

Leave it off and don’t relight it. The warning label on a gas water heater says not to use it if any part has been under water, and to have a service technician replace the gas control.

  2. An electric tank sat in water

Shut its breaker off at the panel, but only from somewhere dry. The elements and the thermostats get checked before it heats again.

  3. Water around it after the rain stopped

Mop it up and look again in an hour. Water that comes back with no rain is the tank or a valve, not the storm.

Call us after a storm and we’ll check it: the gas control or the elements, the burner, the venting and the drain pan. If it has to be replaced, you get the price in writing before anything comes out.

Permits and pressure

Who signs off on a new water heater in The Plains.

Town of The Plains

Fauquier County wants a permit for any fuel-fired water heater, gas or propane included, and for any heater being moved. An electric one swapped for a similar unit in the same spot counts as an ordinary repair. Source.

A burst tank doesn’t wait on paperwork: under Virginia’s building code the replacement can start first, as long as the permit application reaches Fauquier County’s Building office by the end of the next working day. Source.

Fauquier County

On FCWSA water (Bealeton, Catlett, Marshall, New Baltimore, Vint Hill and its other systems), FCWSA says it can’t guarantee uniform pressure, and that over 80 psi the customer should install a pressure regulating valve at their own expense. Homes on private wells aren’t covered by this. Source.

Questions worth asking anybody who quotes you, us included.

  1. Did they look at the chimney before quoting a propane tank?

In an older house in town, a propane water heater venting into a masonry chimney needs a flue that fits it. Ask whether the quote covers a liner if the chimney needs one, or whether that turns up on installation day.

  2. Is the permit in the price?

A gas water heater always needs a permit, an electric one often does, and skipping it tends to surface when the house sells. Ask whether the quote includes it and the inspection.

  3. Is there an expansion tank in the quote?

Most houses here have a check valve or a pressure reducer on the incoming line, so the heated water has nowhere to go. An expansion tank gives it somewhere, and leaving it out is how quotes come in low.

  4. Will they tell you when a repair will do?

A thermocouple, an element or a valve is a repair, not a new heater. A good plumber says so, and saves the replacement talk for a leaking tank.

SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions

Water heater questions from The Plains.

My house is on a well outside town. Does that change the job?

A little. Ahead of the heater a well has its own pressure tank and switch, and those are a well contractor’s to work on. We connect to the cold line after them. If the water carries grit, a sediment filter or a yearly flush, $99 right now, keeps it from building up in the new tank.

Should a new heater sit up off a cellar floor that takes water?

If the cellar has flooded before, yes. A stand or a raised pad keeps the burner or the lower element above a shallow flood, and on propane it keeps the gas control dry. Tell us when you book, and it’s priced in writing with the rest of the install.

How much is a new water heater in The Plains?

Installed, with the permit, the expansion tank, the pan and the haul-away: an electric tank $2,757 to $5,493, a gas or propane tank on the flue you have $3,379 to $5,485, a power vent tank $5,957 to $7,494, and a tankless unit $8,886 to $10,486. The estimator gives your exact number in about a minute.
