What’s different in Middleburg
A handle that wobbles or turns loosely is one of two things: a small screw that backed out, or teeth inside the handle worn too smooth to bite. The first is a minute with a screwdriver. The second means a new handle, and sometimes a new cartridge under it.
More than a third of the homes in ZIP 20117 were built before 1960, and close to half before 1980. In and around the Town, that makes a lot of shower valves older than the people living with them. Their drips come from worn stems or a cartridge nobody makes anymore, so we check what can be matched before we quote.
The Town runs on five wells of its own. Three of them get softening and greensand filtration for iron and manganese, and the Town’s 2025 report prints no hardness figure, so we won’t guess one. Softer water tends to be easier on cartridges and showerheads, though iron can still leave a rusty grit that sticks in the seat.
Roughly a quarter of the households in the ZIP rent. A drip left for months can stain the ceiling under it, which is a bigger bill for the owner than the part. The Town’s utility serves properties inside its limits, so the farms around Middleburg usually pull from wells of their own.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20117 as a whole: every Middleburg address, the Town and the farms around it, about a tenth of the land in Fauquier County. The Census place for the Town alone has too few homes for steady figures.
The signs
A stain under a bathroom means water is getting past the valve or the drain. That’s the point where a cartridge swap stops being the whole story, so call before the stain spreads, not after.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
Seeing the worn part tells you whether it’s a torn seal, scale, or gritty well water. If a plumber won’t show it, you’re paying for a story.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
Tightening a screw is fine. Anything past that, like pulling the cartridge, is the owner’s call, since the valve belongs to the house. We can talk to your landlord or manager and send them the price in writing.
It scales less, but that isn’t a promise. The Town softens three of its five wells, and iron can still foul a cartridge. If yours is gummed up, we’ll show you what’s on it.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
