Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

What’s different in Middleburg

In Middleburg the pipe you own can run under the street, and the Town’s wells are being rationed.

Most towns end the owner’s pipe at the property line. Middleburg doesn’t. The Town’s utility page says owners are responsible for their laterals, including any pipes that run through the public right of way or under streets. So a leak out by the road can still be yours, even though it’s under pavement. The Town runs a lateral maintenance program by application, and it’s worth asking about before anyone breaks asphalt.

The water comes from five Town wells, three of them softened and filtered through greensand. On July 24, 2026 the Town put mandatory water conservation in place, with outdoor use off the table, and it stands until the Town Council lifts it. A slow leak is a poor idea in a dry year when the wells are the whole supply. Fixing a drip that runs all day matters more here than a leak in a town fed by a river.

If the leak ran up your bill, Middleburg’s High Water Bill page asks for proof of the repair within ten days and allows one adjustment in three years. Ten days is short. That’s why we write the date, the spot and what we replaced on the invoice. Keep it with the bill, and tell the Town hall office as soon as the water is back on.

The houses run old. In the ZIP, about a third of owner homes were built before 1960, so galvanized steel and aging copper are real possibilities, and another quarter-plus date from 1980 to 1999, when gray polybutylene was common. Inside the historic district, exact in-kind repairs and replacements are excluded from needing a Certificate of Appropriateness, so swapping a split pipe or hose bib like for like doesn’t need review. Out on the farms around town, the water comes from a private well, and there is no meter to read.

What you’d notice

How a pipe leak in Middleburg usually shows up.

A wet spot out by the road

If the ground is soft between your house and the street, the line may run under the pavement, and that part is the owner’s here. Don’t dig. Shut off at the main inside, note where the wet spot is, and call.

Rusty water and a leak at a fitting

Galvanized steel pipe rusts from the inside, and the threads at each fitting go first. Brown water after the tap sits, or a damp drip at a joint in the basement, usually means more of that pipe is close behind.

A pinhole spray in copper

Old copper fails in pinholes: a fine mist or a green crust on a pipe in the basement ceiling. One pinhole is a repair. Several in a year on the same run is the pipe telling you it’s thinning everywhere.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

Before the first hard freeze

Keep pipes in Middleburg from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Choosing who fixes it

How to pick a plumber for a leak in Middleburg.

Questions worth asking anybody who comes out, us included.

  1. Will they tell you how far your pipe goes?

In Middleburg that’s a real question. A plumber who works here knows the owner’s pipe can run under the street, checks the line’s path before talking price, and tells you before any pavement is touched.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Leak and burst pipe questions from Middleburg.

Is the Town’s drought order going to affect fixing a leak?

The mandatory conservation measures cover outdoor water use. Repairing a leaking pipe isn’t watering a lawn. The order says nothing against it, and a leak is exactly the water the Town wants saved. Check the Town’s page for the current terms.

Does softened water change how my pipes wear?

Three of the Town’s five wells are softened, which tends to mean less scale on a water heater and fixtures. It doesn’t make a pipe last forever. A house with its own softener has one more fitting that can leak, so we look at those joints too.

What do I do first when a pipe bursts in Middleburg?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Middleburg?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
