Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

With Comfort+ membership, any repair is 15% off, and every year includes a plumbing safety inspection that looks at the supply pipe you can see.

What’s different in Upperville

Upperville houses are older than the plumbing, and the plumbing was added a piece at a time.

The historic village of Upperville has about forty houses that predate 1861, the oldest around 1780. None of them were built with a water line. Pipe was added later, a room at a time, over a century or more, by different hands. So the plumbing in an Upperville house is often a patchwork: some galvanized, some copper from a past renovation, a stretch of plastic from the last one, and fittings meeting where two eras of pipe meet. Most leaks happen at those meeting points.

No water company serves the village. Fauquier County’s plan puts public water in designated service districts only, and the county water authority’s list doesn’t include Upperville. Every house is on a private well, which means no meter, no town to call, and a line from the pressure tank into the house that is yours from end to end. If the pump runs more than it should, start looking for a leak.

Local well water leans acidic. In county tests run through Virginia Cooperative Extension, 46 percent of 97 samples came back below a pH of 6.5, and low pH can pull copper out of a pipe and thin it over time. A pinhole in a copper line in an Upperville house is often the water working from the inside. We look along the run for more, because one pinhole is rarely alone.

The village also has a layer of postwar houses, ranches and split-levels along Patrick and Parker Streets, where the plumbing is often one clean copper system from the 1950s or 1960s, now old enough to pinhole. Upperville sits in the foothills and gets harder cold than the towns to the east. In late January 2026 the weather service put out Extreme Cold Warnings with wind chills from 0 to 10 below. Fauquier builds to 24 inches of frost depth, and a line in an unheated porch, crawl space or old stone cellar is where a freeze splits it first.

What you’d notice

How a pipe leak in Upperville usually shows up.

A cold room that always freezes

Every old house has one, a bathroom over a porch or a kitchen sink on an outside wall. If your pipes freeze in the same spot each winter, it’s the pipe’s route, not the weather. Cabinet doors open and a trickle of water is a stopgap. Rerouting or insulating the run fixes it for good.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

The meter moves with every tap off

Turn everything off and watch the water meter for ten minutes. If the dial or the little leak indicator still moves, water is going somewhere, inside a wall, under a slab or out in the yard.

A water bill that jumps for no reason

A bill that’s a third higher with nobody new in the house is often a running toilet, and sometimes a pipe. The meter test above sorts out which in a few minutes.

Before the first hard freeze

Keep pipes in Upperville from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Fauquier County

On FCWSA sewer, the service line from the main to the property line and the lateral from there to the house are the customer’s to clear. FCWSA clears its mains and fixes a service line under a public street, and it doesn’t reimburse a plumber. Source.

On FCWSA water (Bealeton, Catlett, Marshall, New Baltimore, Vint Hill and its other systems), FCWSA says it can’t guarantee uniform pressure, and that over 80 psi the customer should install a pressure regulating valve at their own expense. Homes on private wells aren’t covered by this. Source.

Loudoun County

In Loudoun the homeowner maintains the building sewer, Loudoun Water alone repairs the part under the street, and a Loudoun Water inspector checks any replacement before it’s backfilled. Source.

Choosing who fixes it

How to pick a plumber for a leak in Upperville.

Questions worth asking anybody who comes out, us included.

  1. Will they work in a house that old?

Ask whether they’ve dealt with old plaster, stone foundations and mixed pipe. A plumber who has will map the run, find the leak and price it in writing before opening anything.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

Questions

Leak and burst pipe questions from Upperville.

Is my pipe leaking because of my well water?

It might be. County tests found acidic water in nearly half of wells, and acid thins copper. A water test tells you your own number. A neutralizer can slow the damage on new pipe, but it won’t help the pipe that’s already worn.

My house is more than a hundred years old. Does it need a new water line?

Not necessarily. Many do fine with a repaired section and updated fittings. We look at the whole line, tell you which parts are sound and which are near the end, and put the price for each in writing. You decide.

What do I do first when a pipe bursts in Upperville?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Upperville?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
