The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Upperville

No water company serves Upperville, so the pump on your lot is the water supply.

Fauquier County’s water authority runs systems in Paris and Marshall, a few miles off, and lists none in Upperville. The county’s own plan keeps public water to its designated service districts, and Upperville isn’t one. So whether your house sits on Route 50 in the village or out on a farm lane on the Loudoun side, the water comes up from a well, usually your own, and stops when the pump does.

What’s under the village is layered granitic gneiss, the hard crystalline rock of the Blue Ridge. The USGS found groundwater levels low in exactly that rock across northwestern Fauquier, compared with the softer basin rock in the southeast of the county. Water moves through cracks, not sand, so how deep a well had to go and how fast it refills both vary lot to lot. When Extension tested 97 Fauquier wells, recorded depths ran anywhere from 50 to 705 feet.

Those same tests turned up acidic water in 46 percent of samples, and more than half the households already had some treatment on the line, a sediment filter most often. Both matter to a pump visit. Low pH water can eat at copper and brass, the fittings around the tank and switch included, and a clogged filter can mimic a failing pump. We look at what’s on the line before condemning anything in the well.

Then there are the houses. The historic district counts 40 dwellings from before 1861, the oldest from around 1780, plus postwar ranches and split-levels on Patrick and Parker Streets. An old house can have a well much older than its pump. And when a storm comes through, as it did in August 2021 with trees and power lines down near Trappe Road, every one of them loses water with the power.

When to call

When a well pump in Upperville needs a plumber.

Green stains or pinhole leaks near the tank

With acidic well water this common in Fauquier, corrosion at the tank tee, switch or fittings is worth a look before it becomes a leak. We check those parts whenever we test the pump.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

No water at any faucet

Check the well pump’s breaker first. If it tripped once, reset it once. If it trips again, leave it off: the pump, its wire or the switch needs testing.

When the power goes out

When the power goes out in Upperville, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Who keeps the well records

Who looks after private wells around Upperville.

Fauquier County

In Fauquier County, groundwater supplies every private household well and most public water systems, drawn from fractured rock: Blue Ridge rock in the northwest of the county, basin sedimentary rock in the southeast. Source.

Loudoun County

The Loudoun County Health Department reviews permits, installations and condition reports for wells, and it advises a yearly well check that includes a bacteria test. Source.

Choosing who works on it

How to pick who works on your well pump in Upperville.

Questions to ask anybody who quotes you, us included.

  1. Will they check the water treatment before blaming the pump?

Many Upperville-area houses run water through a filter or neutralizer first. Ask whether they’ll bypass it and test pressure on both sides, so a clogged cartridge doesn’t turn into a pump replacement.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Upperville.

Is there town water anywhere in Upperville?

Not from a public system. The county water authority’s systems are in nearby Paris and Marshall, not Upperville, and county plans keep public water to service districts. Upperville houses run on wells.

My Upperville house is on the Loudoun side. Does that change anything?

The pump work doesn’t. The county does: on the Loudoun side, Loudoun’s Health Department keeps the well records and its testing program runs through the county Extension office. On the Fauquier side the well works the same, and the USGS says groundwater serves every private household well in the county.

How much does well pump replacement cost in Upperville?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
