The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Hamilton

Most of Hamilton’s Town water customers live outside the town.

Hamilton built a central water system in the late 1940s and has been running pipe past its own limits ever since. The Town’s 2003 plan counted 573 water customers, 63 percent of them outside the corporate limits, and the 2023 draft puts it at about 443 of 665. Those households pay the Town’s out-of-town rates. So in Hamilton, living outside the town doesn’t mean you’re on a well. Living outside it with no Town water bill does.

Plenty of people live that way. The 2023 draft says many residents outside the town have private wells, and Loudoun’s well records show 1,819 active household wells within three miles of the town center, more than around Purcellville, Round Hill or Lovettsville. Their median recorded depth is 400 feet, a good 50 feet past the county’s 350. That’s a long way to lift water, and a long way to pull a pump back up when it quits.

House age pulls the other way. About 38 percent of 20158’s houses went up before 1980, and the median owner home dates to 1988. Loudoun wells from the 1980s ran about 300 feet at the county median, so an older Hamilton house may sit on a shallower well than the 400 foot figure, with a pump that’s been swapped once or twice already. The first thing we try to pin down is how deep it is and what’s hanging in it now.

The Town’s own wells get chlorinated and have their iron and manganese taken out, which is a fair hint about what’s in the ground here. A private well a few miles out gets none of that unless the owner adds it. Iron tends to load up a sediment filter until the pressure sags at the faucet and looks just like a tired pump, and it can coat the inside of a pressure switch. If there’s a filter on your line, we check it before we touch the well.

  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • In houses this new, the pressure tank and switch are often the builder’s originals, and a bladder tank lasts five to seven years on average.
  • Nearly every house here sits on its own lot, which is where a private well, with the pump in it and the tank in the basement, usually is.

When to call

When a well pump in Hamilton needs a plumber.

An old well with a newer pump

On a house from the 1970s or 80s, the wire down the hole, its splice and the pipe the pump hangs on can be original even when the pump isn’t. When a pump that isn’t very old fails, that splice is often why, and it’s worth finding before a second new pump goes down on the same wire.

The tank came with the house

On a house built in the 2000s, the pressure tank, the switch and often the pump are the builder’s originals. A bladder tank lasts five to seven years on average, so many of these are on their second or third.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

When the power goes out

When the power goes out in Hamilton, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Hamilton.

Questions to ask anybody who quotes you, us included.

  1. Will they check the filter before the pump?

If your well water runs through an iron or sediment filter, a clogged one drops pressure just like a worn pump. Ask whoever comes out to read the pressure on both sides of the filter before they quote you a pump.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Hamilton.

I’m in a subdivision outside Hamilton. Town water or a well?

It depends on the street. The Town serves hundreds of homes past its limits, and the neighborhoods around it, from Hamilton Acres and Hamilton Knolls to Stone Eden and Hamilton Station Estates, grew up at different times. A Town water bill means Town water. A pressure tank in the basement means a well, and that’s where we come in.

Is a 400 foot well too deep for a regular pump?

No. Submersible pumps hang that deep all over western Loudoun. What changes is the wire, which usually has to be heavier over a long run, the length of drop pipe, and the horsepower it takes to lift water that far. A bigger pump also wants a bigger generator when the power goes out, so tell us the depth when you call.

How much does well pump replacement cost in Hamilton?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
