The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Catlett

In Catlett, gravity runs the village water. Out on the farms, a pump does.

Catlett’s public water is about the simplest system in the county. FCWSA’s two village wells, 270 and 264 feet deep, pump up into the elevated tank on Old Dumfries Road, and the height of that tank is the pressure at your tap. A house on those mains has a meter, no pump in the yard and no pressure tank in the basement. FCWSA itself calls the Catlett system fairly remote, slow to reach at times, which is why it put online monitoring on it.

The village is a small slice of the ZIP. The Census puts 138 homes in the Catlett Census place and close to 1,600 across 20119, nearly every one in Fauquier and a handful over the Prince William line. Most of those are on the roads out of town, toward Elk Run, Old Dumfries and the dairy farms the County’s plan says still operate here. Off the tower’s mains, the water at the sink comes up a well, through a submersible pump and into a tank in the house, and every piece of it is the owner’s to keep running.

The houses span a long time. Catlett grew up around a stop on the Orange and Alexandria Railroad, built through in 1852, and its historic buildings run from the 1850s into the 1950s. Across 20119, about one owner home in six predates 1960, and every home the Census counts here stands on its own lot. That mix means we meet both a century-old house whose well has outlived several pumps and a 1990s place on acreage where the tank and switch are the builder’s. The first question is which parts have been changed and when.

Then there’s Cedar Run. Its gauge near Catlett crested at 18.2 feet in July 2013 and almost 16 feet in July 2025, and at 21 feet the Route 806 bridge floods and water gets into buildings nearby. If a well head in that floodplain went under, keep the pump off until the wiring dries, then shock the well with chlorine before anyone drinks from it. Virginia Cooperative Extension says to chlorinate after any repair to a well system too, so we bring it up every time a pump comes out.

By the numbers

Catlett houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Catlett

ZIP 20119 as a whole: every Catlett address, the village included. The Census place for the village alone has too few homes for steady figures.

  • Median home built1990 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, nearly all Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • Nearly every house here sits on its own lot, which is where a private well, with the pump in it and the tank in the basement, usually is.

When to call

When a well pump in Catlett needs a plumber.

The whole street is low, or just you?

On the village mains, low pressure at your neighbors’ houses too points at FCWSA’s tank or wells, so call the Authority. One house on its own well with weak or no water is a different story: the pump, its wire, the switch or the tank, and that’s ours to test.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Catlett, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Catlett.

Questions to ask anybody who quotes you, us included.

  1. Will they ask how deep the well is before they quote?

Depth drives the price. A pump set a few hundred feet down means that much wire and drop pipe to pull, and possibly to replace. A good quote asks for the well’s paperwork, or explains how they’ll find out, before naming a number.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Catlett.

How do I find out how deep my Catlett well is?

If you have the papers from when the well was drilled, the depth is on them. If not, we learn it when the pump comes up. It matters because a deeper pump means more wire and drop pipe, which is the difference between a pump alone at $2,781 to $4,000 and a pump with new wire and pipe at $4,900 to $6,500.

I’m on FCWSA water in the village. Do I need you?

Not for a well pump. Pressure on the Catlett mains comes from FCWSA’s tank, so a pressure problem everywhere is theirs. A leak, a bad valve or a failing water heater on your side of the meter is plumbing, and that’s work we do every day. See our plumbing page.

How much does well pump replacement cost in Catlett?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
