Cedar Run, close to 100 freezing nights and a STEP tank: plumbing in Catlett.
Cedar Run’s floodplain spreads across the farmland around Catlett, and the Weather Service gauges it. At 15 feet water approaches a low spot on Flatwood Lane; at 21 the Route 806 bridge floods and water gets into buildings nearby. It crested at 18.2 feet on July 12, 2013, when flash flooding closed roads in Catlett, and at 15.91 feet on July 17, 2025. In November 2020 high water shut Elk Run Road between Tenerife Road and Sowego Road.
The ground doesn’t help. Catlett sits about 260 feet up in what the County calls a nearly flat basin, on “blackjack” soils its plan blames for decades of failed drainfields. Ground that won’t take a drainfield’s water is often slow with rain too. A sump pump that ran nonstop through the last storm and still lost ground is likely undersized or worn out; replacing it is one flat price on our sump pump page. After any big storm, call and we’ll inspect it all.
Then the freezes. NOAA’s Warrenton 3 SE co-op, about seven miles west-northwest, averages close to 100 nights a year when the low hits 32 or colder, and about 13 days when the high stays at 32 or under; it dropped to 3 on January 7, 2014. Fauquier County’s code puts the frost line 24 inches down, and pipe buried deeper rides out the cold. What splits is pipe that isn’t buried: a hose bibb, a supply line in an outside wall or a crawlspace, plumbing in an unheated outbuilding.
Much of the village drinks from FCWSA’s small Catlett system; past it, the water comes from a private well. Homes on the County’s sewer drain to a STEP tank out in the yard, while the rest still use septic. Our part is the house: every pipe past the well’s pressure tank, the fixtures, the water heater, the drains, and the building sewer out to the STEP tank, which the owner keeps. The well, its pump, the STEP tank and septic systems go to other trades or the County.

What a plumbing problem in Catlett usually looks like.
A wet ceiling on the first mild day after a hard freeze
A supply pipe in an outside wall can split on a single-digit night and show nothing until it thaws. Close the main valve; if you can’t see where the water’s coming from, leak detection finds it, $200 to $500, before anybody opens a wall.
Pressure that drops a little every year
Galvanized steel supply pipe rusts from the inside, so the pressure falls slowly until a shower upstairs is a trickle. The fix is new pipe, not a new faucet.
Water where it shouldn’t be
A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.
A drain that keeps coming back
One slow sink is a sink. Two slow drains on different floors are sharing the pipe out to the street, and a basement drain that gurgles while you run water upstairs is the main line talking.
After a storm in Catlett, check the basement drains.
Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.
Water coming up a floor drain?
Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.
Drains slow or gurgling since the rain?
A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.
Is the sump pump running?
If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.
Did water reach the water heater?
If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.
Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.
Who owns what under the street in Catlett.
Fauquier County
On FCWSA water (Bealeton, Catlett, Marshall, New Baltimore, Vint Hill and its other systems), FCWSA says it can’t guarantee uniform pressure, and that over 80 psi the customer should install a pressure regulating valve at their own expense. Homes on private wells aren’t covered by this. Source.
How to pick the best plumber in Catlett.
Questions worth asking anybody who comes out, us included.
Is the plumber licensed in Virginia?
Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.
Will they put a camera in before they talk about digging?
A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.
Do you get the price before the work?
Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.

Plumbing questions from Catlett.
When should I shut off the outside faucets in Catlett?
Before the first hard freeze. The median first 32 degree night at the Warrenton station is around November 1, so about half of all autumns freeze sooner. Unhook the hoses, close the inside shutoff if there is one, and open the outside tap so it drains.
What quits in a Catlett house during a power outage?
A well pump runs on electricity, so once the pressure tank empties, the faucets go dry. A STEP tank’s pump stops too, so go easy on water until the lights are back. And a sump pump quits just as a storm fills the pit: the case for a battery backup.
How much does a plumber cost in Catlett?
It depends on the job, and every one has a published range: drain cleaning for one fixture $200 to $800, main sewer line cleaning $550 to $1,650, leak detection $200 to $500, a pressure reducing valve replacement $500 to $1,000, toilet repair $250 to $900. A sewer camera inspection added to a visit is $89.
