Hamilton plumbing takes long freezes in winter and hard rain in summer.
On January 23, 2025, a mesonet in Hamilton read five below zero, on the Weather Service’s list. Cold like that finds the pipes nobody thinks about: the outside faucet on the north wall, a supply line through a crawlspace under an old addition, the line to a detached garage or a barn. The pipe that splits is rarely the one buried in the yard; it’s the one in an outside wall or an unheated space.
Long freezes do the damage. The cooperative station in Purcellville, two and a half miles west-northwest, logged nine days in a row without a thaw from January 25 to February 2, 2026. A pipe frozen that long can split with no sign, and the water shows only once it melts. Afterward, open each outside faucet, look over the crawlspace, and read the water meter with every tap off. A dial that keeps moving means a leak.
Rain is the summer problem. The Town’s plan puts Hamilton on the divide between the Catoctin Creek and Goose Creek watersheds, above the creeks around it, but the low roads still go under. On August 6, 2020, high water closed Route 7 near Hamilton Station Road, and Catoctin Creek crested at 11.11 feet at Waterford that night. Rain like that raises the groundwater around a basement for days. A sump pump that runs nonstop or can’t hold the pit down is too small or too tired, and sump pump replacement is one flat price. Once it passes, phone us and we’ll go through the drains, the sump and the water heater.
Inside the limits, the Town’s plan dates most buildings to the late Victorian years, and 148 homes in 20158 went up in 1939 or earlier. A house that old was replumbed in stages, so copper, galvanized steel and plastic can meet in one basement, and the joints between them are where leaks start. Around the town many homes run on a private well and septic; those are other trades’ work, and every pipe, fixture and water heater inside is ours.

What a plumbing problem in Hamilton usually looks like.
A ceiling stain the day after the thaw
A pipe that froze in an outside wall often splits quietly and leaks only once it warms. A brown ring on the ceiling under a bathroom on an outside wall, or a hiss behind the drywall, is the sign. Shut the main valve first, then call.
Pressure that drops a little every year
Galvanized steel supply pipe rusts from the inside, so the pressure falls slowly until a shower upstairs is a trickle. The fix is new pipe, not a new faucet.
Water where it shouldn’t be
A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.
A drain that keeps coming back
One slow sink is a sink. Two slow drains on different floors are sharing the pipe out to the street, and a basement drain that gurgles while you run water upstairs is the main line talking.
After a storm in Hamilton, check the basement drains.
Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.
Water coming up a floor drain?
Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.
Drains slow or gurgling since the rain?
A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.
Is the sump pump running?
If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.
Did water reach the water heater?
If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.
Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.
How to pick the best plumber in Hamilton.
Questions worth asking anybody who comes out, us included.
Will they check the whole run, not just the split you found?
A freeze rarely stops at one crack. Ask the plumber to bring the pressure back up and check the rest of that wall, the outside faucets and the crawlspace before calling it done.
Is the plumber licensed in Virginia?
Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.
Will they put a camera in before they talk about digging?
A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.
Do you get the price before the work?
Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.
What our customers say.
On July 3, I called to have a clogged floor drain cleared. Thankfully they arrived on July 4th which was greatly appreciated. No one else would come out do to the holiday. Thank you
