What’s different in Hamilton

A Town sewer from the late 1960s, and a private line from the curb to your door.

Hamilton’s central sewer went in during the late 1960s, the Town’s 2003 comprehensive plan says. A late Victorian in the middle of town stood for most of a century before that, so the pipe from its foundation to the street usually dates from the hookup or later: clay or cast iron in short lengths, now and then Orangeburg, a tarred fiber pipe that slumps out of round with age. Each joint is an opening a root can find.

The Town’s underground utility FAQ splits the line at the curb or the sidewalk, whichever comes first. The main in the street is the Town’s; from there to your house the lateral is private, along with a grinder pump if you have one, and so is every repair bill. Neither the Town nor Miss Utility marks a private sewer. A small transmitter behind our camera head, called a sonde, lets us trace the run from above and flag it before anyone digs.

Groundwater works on these lines from outside. The Town defines infiltration as groundwater seeping into sewer pipe through cracks and leaky joints, and both its 2003 plan and 2023 draft list finding it. A cracked lateral lets water in the same way, into a plant short of room: the 2023 draft notes a moratorium on new sewer taps.

Hamilton sits at the high point of the divide between the Catoctin and Goose Creek watersheds, and its plant sits high too, so the neighborhoods south and northeast of town reach it through pump stations and force mains. In the late 1990s a sewer tax district began tying in nearby houses whose septic systems had failed.

What it costs

What a sewer camera inspection costs in Hamilton.

Why we’re at the house decides which price you pay. On its own, the line often has to be cleared before the camera can see anything, and that’s what moves the number.

  • Sewer camera inspection, added to a visit$89
  • Sewer camera inspection on its own$500 to $1,700

A locator on the camera head marks the spot and its depth on the ground, so if something needs fixing you know where. If the line is fine, nobody talks about digging.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

When it’s worth a look

When to put a camera down the line in Hamilton.

Sewage at the floor drain, and nobody knows whose clog it is

Call the Town first. Its FAQ asks for an immediate call on any sewer stoppage, and the Town works out whether its main is the problem. If the main is flowing, the stoppage is in your lateral, and that’s ours: we clear it, then send the camera down so you see what caused it.

Big trees in the front yard

Roots don’t break a sewer line. They find a crack or a loose joint that’s already there and grow into it, which is why a line under old trees is worth a look before it slows down.

Water comes up the floor drain

When the washer empties and water rises in the basement floor drain, or a toilet gurgles while a sink runs, the main line isn’t carrying it all away. The camera shows why.

Choosing who runs the camera

How to pick the best plumber for a sewer camera inspection in Hamilton.

Questions to ask anybody who offers to put a camera down your line, us included.

  1. Does the quote stop at the curb?

It should. Past the curb or sidewalk the main is the Town’s, and if you think the trouble is out there, its FAQ says to ask the Town for an investigation. Nobody should price you a dig on the Town’s side of that line.

  2. Will they show you what the camera finds?

Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.

  3. Do they line and dig, or only one?

A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.

What our customers say.

★★★★★
We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Sewer camera questions from Hamilton.

My Hamilton house is outside the town limits. Am I on the Town’s sewer?

Possibly. The Town has long served sewer customers past its limits; its 2003 plan counted 180 of 382 outside them. A sewer charge on your Town bill means you’re on it. No sewer charge means septic, and SwiftPro does no septic work.

Our house was on septic before the sewer tax district. What should the camera check?

The splice. A house that switched often kept its original drain out of the foundation, joined to newer plastic pipe running on to the street. Two eras of pipe meet at that joint, and the camera looks there early.

How much does a sewer camera inspection cost in Hamilton?

$89 added to a visit we’re already making, $500 to $1,700 booked on its own. The difference is clearing: a visit just for the camera often has to clear the line first.

Should I get a sewer camera inspection before I buy a house?

If the house is older or has big trees out front, yes. A standard home inspection usually doesn’t include one, and in most of Northern Virginia the line from the house toward the street is the owner’s to fix.
