A weeping seam ends the repair question
Water beading at the seam or the base of the tank means the shell has failed. A new part won’t fix it, and it’s better to know before you pay for one.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)
Priced in writing at the tank, before we start

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Upperville
Upperville’s historic district counts 136 primary buildings, 103 of them single houses, and 40 are from before 1861, the oldest around 1780. Alongside them, ranches and split-levels from 1946 to 1991 line Patrick and Parker Streets. So the village has two kinds of tank: one in a stone or frame house with a cellar and add-on plumbing, and one in a ranch closet or garage.
No one here is on public water. FCWSA’s systems include Marshall and Paris but none in Upperville, and the county’s village plan says only designated service districts get public water. That means private wells. Virginia Cooperative Extension’s Fauquier testing, 2012 to 2017, found pH under 6.5 in 46 percent of samples. Water that sour can wear on a tank’s anode rod and lining faster, which is worth a look any time a tank is open.
The anode rod is the part to know. It’s the metal that corrodes so the tank doesn’t, and on acidic well water it can be spent sooner. A tank pinholing at the seam is past repair. One with a sound lining and a worn rod can sometimes be kept going, and we pull the rod when we have access to say which you have.
The ZIP crosses the county line, with about six homes in ten in Fauquier and the rest in Loudoun. A part repair is the same on either side. If it turns into a replacement, a propane tank swap on the Fauquier side takes a permit, and on the Loudoun side we confirm with that office rather than guess.
The signs
Water beading at the seam or the base of the tank means the shell has failed. A new part won’t fix it, and it’s better to know before you pay for one.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
On sour well water the rod tells you how hard the tank has been working. A tech who looks is thinking past today’s repair.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.

Questions
It can wear the anode rod and the lining faster than gentler water. A water test shows your pH, and the rod shows what it has done so far.
On the Fauquier side, Community Development in Warrenton. On the Loudoun side, Loudoun’s own office. We confirm before any fuel-fired tank swap.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
