Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Reston
Only about one Reston home in five is a detached house. A third are in condo buildings and another third are townhouses, so a water heater that quits is often one of a row of identical units. That changes the first move. Before you shut off a valve under the sink or in the hall, find out if it’s yours or the building’s.
Reston’s electric and gas shares are close, about 44 and 54 percent, and in a condo the tank is often electric because the building has no gas to the unit. An electric condo tank is simple: breaker, reset, thermostat, element. A gas one in a townhouse has the pilot, thermocouple and vent, and in many of these it vents through a small duct or a wall pipe, not a chimney.
The risk with a closet tank is the floor under it. In a second-floor unit a slow leak goes through the ceiling of the neighbor below, and the association will ask what you did about it. If there’s water in the pan, dry it, shut off the cold supply at the tank if the valve works, and call. We can write up what we found for your manager.
Many Reston clusters went in during the 1970s and 80s, so you may be dealing with an old tank, old valves and old copper at once. We’ll tell you if the repair makes sense or the tank is the weak link. Prices for repairs are in writing at the tank, and replacement is on the water heaters page.
Neighborhood by neighborhood

The signs
In a condo, a drain-down or valve change can affect other units. A short call to your building manager first can save a messy afternoon.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
In a Reston condo the unit valve may not isolate your tank. A tech who asks first isn’t about to flood the neighbors.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
Yes, most closet tanks are repairable in place. We cover the floor, and we need clear space in front of the door.
If it needs a valve closed or the tank drained, yes. For a part swap on your own tank, usually not, but check your rules.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
