Put a bucket under the relief valve pipe
If you can see a copper or plastic pipe running down the side of the tank, look at its open end. A drip there means the valve is releasing pressure.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Purcellville
The Town’s own water FAQ says that a home in Purcellville may use more water than you expect, and the cause it names is the high pressure in the Town system. High pressure is also what a water heater feels. Water that heats up expands, and with nowhere to go in a closed system it pushes pressure higher still. The relief valve on the side of the tank is there to let that out, and in a high-pressure house it will start to weep or spit. The valve is doing its job, and the fix is usually at the pressure, not the valve alone.
Half the owners here heat with electricity and a third with propane, and only about one in twenty uses natural gas. A tank on a Town line is therefore most likely electric, with propane close behind. A weeping relief valve on either is a reason to call, because a valve that has been dripping for months can crust over and stop opening when it matters.
The Town treats water from the J.T. Hirst Reservoir and from wells, and it doesn’t publish a hardness figure, so we won’t quote one. What we can say is that a tank in an older house on the town’s original grid has had a lot of years of whatever is in the water, and the bottom of it tells the story.
Purcellville has grown, with half the owner homes built since 2000 and about two in ten of them townhouses. In a townhouse the tank is usually in a closet or a garage corner with a short vent run. In the older detached houses it’s in a cellar. Either way we look at the valve, the pressure and the tank together.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Inside the town limits: the downtown grid around Main and 21st Streets, the historic corridors along Main, 21st, 23rd and 32nd Streets and Berlin Turnpike, and the newer neighborhoods such as Village Case.
The signs
If you can see a copper or plastic pipe running down the side of the tank, look at its open end. A drip there means the valve is releasing pressure.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A gauge on a hose bib takes thirty seconds. If the pressure is high, replacing the relief valve alone just puts you in the same spot a year later.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
It can be a sign that pressure in the house is too high or the valve is worn. Don’t cap it or plug the pipe. Call us and we will test the pressure and the valve.
Sustained high pressure is hard on every fitting, the tank’s seams and the relief valve. A pressure regulator and an expansion tank usually fix the cause.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
