What’s different in Purcellville

In Purcellville a sump pump’s water goes outdoors, whether the house is on sewer or septic.

Inside the town limits the Town Code is plain: nobody may send groundwater, surface water, roof runoff or subsurface drainage into the sanitary sewer, and a sump pump moves exactly that water. The code sends it to a storm sewer or a natural outlet, which for a house usually means a discharge line out to the yard, away from the foundation. A pump piped into a floor drain or a laundry tub has to change when it’s replaced.

The Town has its reasons. In the wet spring of 2018, rain getting into its sewer pushed the flow into the Basham Simms plant to as much as 3 million gallons a day, more than twice what the plant was built for. A sump tied into a house drain adds to every surge like that.

Where a house sits on the soil named for the town, the ground is on your side: Purcellville silty clay loam, mapped in Loudoun County in 2004, is very deep and well drained by the USDA’s description. Rain on ground like that tends to soak down instead of standing against a basement wall. So a Purcellville pump that runs hard usually has a local reason: a lot on low ground near the South Fork of Catoctin Creek, a downspout emptying beside the foundation, or a discharge that ends so close to the house the pump lifts the same water twice.

Outside the limits, on the farm and estate lots of 20132, about 96 in 100 homes are single-family houses, most on their own well and septic system. Virginia’s sewage regulations bar basement sump discharge, floor drains and footing drains from the septic system and say to direct that water away from the drainfield, so it can’t flow into, through or over it. We don’t work on wells or septic, but the pump in the basement is ours: $697 installed in the pit that’s there.

What it costs

What sump pump replacement costs in Purcellville.

The same price as our sump pump replacement page: one flat number for a new pump in a pit that’s still sound, with what costs extra named right beside it.

  • Sump pump replacement, installed in your existing pit$697
  • Sump pump and battery backup, installed together$3,200
  • A new or deeper pit, discharge line work outside, or a dedicated circuitPriced in writing before we start

$697 covers a new cast iron pump, a quiet check valve, new PVC up to your existing discharge line, a battery water alarm by the pit, the old pump hauled away and a bucket test before we leave.

A battery backup keeps pumping through a power outage, and the outage usually comes with the storm. With a new pump, the pair is $3,200 installed. The sump pump estimator helps you decide whether you need one.

When it’s time

When a sump pump in Purcellville needs replacing.

It runs through a dry spell

In March 2026 the Town eased its water restrictions but stayed at the Drought Warning level, and well-drained ground in a dry spell sends little water to a pit. A pump that keeps cycling anyway is probably moving water the house made itself: a dehumidifier or a condensate line draining into the pit. Follow the pipes that end over it.

It’s past seven years old

Zoeller, who make a lot of the pumps around here, puts a sump pump’s life at seven to ten years. Past seven, replace it on your schedule instead of the storm’s.

It starts, stops, then starts again

Water is running back into the pit through a check valve that no longer closes, so the pump moves the same water again and again until it wears out.

After a heavy rain

After a storm in Purcellville, check the sump pump.

Six checks you can make yourself once the rain lets up, none of them with your hands in the pit. Then call us and we’ll check it all.

  1. Does the pump kick on?

Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.

  2. Is there water where it shouldn’t be?

Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.

  3. Is the discharge line clear?

Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.

  4. Does the check valve hold?

Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.

  5. Did the power go out?

The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.

  6. Water near an outlet? Stay out.

If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.

Not sure what you saw? Call us after a storm and we’ll check it all: the pump, the float, the check valve, the discharge line and where the water came in. If the pump can’t keep up, a new one is $697 installed in your existing pit; a new or deeper pit, a battery backup, discharge line work outside and a dedicated circuit are extra, priced in writing before we start.

Choosing who replaces it

How to pick the best plumber for a sump pump in Purcellville.

Questions to ask anybody who quotes you, us included.

  1. Do they ask whether you’re on Town sewer or septic?

In Purcellville the answer decides which rule the discharge line answers to: the Town Code on Town sewer, the state’s septic regulations on a tank. Either way the water goes outdoors, and on a septic lot it has to point away from the drainfield.

  2. Is the price for the whole job?

Ask what the number covers: the pump, the check valve, the pipe, hauling the old one off, a test before they leave. Then ask what costs extra, and get it in writing.

  3. What’s the new pump made of?

Cast iron, ideally. Plastic pumps cost less and are usually the ones that quit early. Ask before the old one comes out.

  4. Do they look at where the water goes?

A discharge line that’s cracked, buried or frozen shut every January leaves the new pump pushing against a closed pipe. Whoever replaces it should check the outside end too.

Questions

Sump pump questions from Purcellville.

Is a battery backup worth it on a well in Purcellville?

On a well, an outage shuts off two pumps at once: the well’s, so the house has no water, and the sump’s, while the pit keeps filling. A battery backup carries the sump until the power is back. The well is a well company’s job; the sump and its backup are ours.

Where should the discharge end on a Purcellville septic lot?

Away from the house and clear of the drainfield, never across it. Find the field before deciding where the pipe ends. Outside line work is priced in writing before we start.

Which Purcellville houses should check the sump pump after a heavy rain?

Start with the low ground along the South Fork of Catoctin Creek. NOAA’s Storm Events Database has the creek flooding in Purcellville in May 2014, and two to three feet of its water over Allder School Road in January 2013. FEMA maps a special flood hazard area along it, and the Town’s plan says nothing should be built in its floodway or 100-year floodplain. If your house sits on the low ground near it, look at the pit after every big storm. Once the rain stops, check that the pump ran, emptied the pit and stopped, that the basement walls are dry, and that the discharge runs away from the house. Then call us and we’ll check it all. A pump that can’t keep up is $697 to replace in the pit you have, with any extras priced in writing first.

How much does sump pump replacement cost in Purcellville?

$697 installed in your existing pit: a new cast iron pump, a quiet check valve, new PVC to your discharge line, a battery water alarm, the old pump hauled away and a bucket test. A new or deeper pit, discharge line work outside, a battery backup and a dedicated circuit are extra, priced in writing before we start. A new pump and a battery backup installed together are $3,200.

Can I check my sump pump myself?

Yes. Pour five gallons of water into the pit. The float should rise, the pump should start within a few seconds, and it should shut off clean once the water’s down. If you hear water rushing back into the pit after it stops, that’s the check valve.
