What’s different in Annandale

Annandale lower levels, and the county rule on where a sump pump may empty.

The Census doesn’t count basements, but the housing figures help. A little over half the homes across Annandale, Wakefield and Woodburn are single-family houses, and in the Wakefield Census place it’s 95 in 100, with nearly 9 in 10 homes there built before 1980. A rambler or split-level from the 1960s usually has a basement or a lower level set partly into the ground. If there’s a pit down there, the pump in it is almost certainly not the first, so ask how old this one is and where its pipe goes.

About 7 in 10 Annandale owners heat with gas, and in a house that age the furnace and the gas water heater usually stand on that same lower floor, often in the same unfinished room as the pit. A gas water heater’s burner sits a few inches off the floor. A pit that overflows overnight can put water around both before anybody comes downstairs, which is why the battery water alarm earns its spot.

Where the water goes is a county matter. Fairfax County calls a sump pump, downspout or French drain piped into the sanitary sewer an unpermitted connection, and it’s illegal: that water can overload the sewer and push sewage out into streams, streets and basements. The county’s advice is to have a plumber correct one. Pumped outside instead, the water heads downhill, and parts of Annandale sit in the county’s Cameron Run watershed, whose streams include Holmes Run and Indian Run.

Garden apartments and condos cluster around the crossroads of Little River Turnpike and Columbia Pike and make up about a fifth of Annandale’s homes, about 3 in 10 in Woodburn. A pit serving a whole building is the association’s. Townhouses, about 15 in 100 homes, include the rows north of Braddock Road east of Wakefield Chapel Road, where the pit in your own lower level is usually yours; the HOA documents settle it.

What it costs

What sump pump replacement costs in Annandale.

The same price as our sump pump replacement page: one flat number for a new pump in a pit that’s still sound, with what costs extra named right beside it.

  • Sump pump replacement, installed in your existing pit$697
  • Sump pump and battery backup, installed together$3,200
  • A new or deeper pit, discharge line work outside, or a dedicated circuitPriced in writing before we start

$697 covers a new cast iron pump, a quiet check valve, new PVC up to your existing discharge line, a battery water alarm by the pit, the old pump hauled away and a bucket test before we leave.

A battery backup keeps pumping through a power outage, and the outage usually comes with the storm. With a new pump, the pair is $3,200 installed. The sump pump estimator helps you decide whether you need one.

When it’s time

When a sump pump in Annandale needs replacing.

Woodburn Road is closed at the creek again

Weather Service storm reports have Accotink Creek flooding Woodburn Road on more than 60 days since 2008, most recently at Spicewood Drive on March 16 this year. Ground that wet can keep a pit filling for hours after the rain stops. If yours ran without a break through the last one, or the floor around it got damp, the pump is telling you it’s behind.

You’re in Fairfax County and want a backup

The county’s Flood Mitigation Assistance Program pays back half of a battery backup, up to its cap, after the work is done and paid for. Not the pump itself, and not homes in the Town of Vienna, the Town of Herndon or the City of Fairfax.

It’s past seven years old

Zoeller, who make a lot of the pumps around here, puts a sump pump’s life at seven to ten years. Past seven, replace it on your schedule instead of the storm’s.

After a heavy rain

After a storm in Annandale, check the sump pump.

Six checks you can make yourself once the rain lets up, none of them with your hands in the pit. Then call us and we’ll check it all.

  1. Does the pump kick on?

Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.

  2. Is there water where it shouldn’t be?

Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.

  3. Is the discharge line clear?

Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.

  4. Does the check valve hold?

Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.

  5. Did the power go out?

The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.

  6. Water near an outlet? Stay out.

If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.

Not sure what you saw? Call us after a storm and we’ll check it all: the pump, the float, the check valve, the discharge line and where the water came in. If the pump can’t keep up, a new one is $697 installed in your existing pit; a new or deeper pit, a battery backup, discharge line work outside and a dedicated circuit are extra, priced in writing before we start.

Choosing who replaces it

How to pick the best plumber for a sump pump in Annandale.

Questions to ask anybody who quotes you, us included.

  1. Did they ask where the pump empties today?

In a house that’s had sixty years of owners, it might be a floor drain, the laundry tub or a pipe into the wall nobody has traced. A quote written without asking can’t say whether moving it outside is part of the job.

  2. Is the price for the whole job?

Ask what the number covers: the pump, the check valve, the pipe, hauling the old one off, a test before they leave. Then ask what costs extra, and get it in writing.

  3. What’s the new pump made of?

Cast iron, ideally. Plastic pumps cost less and are usually the ones that quit early. Ask before the old one comes out.

  4. Do they look at where the water goes?

A discharge line that’s cracked, buried or frozen shut every January leaves the new pump pushing against a closed pipe. Whoever replaces it should check the outside end too.

Questions

Sump pump questions from Annandale.

Can I get part of a battery backup paid back in Annandale?

Usually. Annandale is all Fairfax County, and the county’s Flood Mitigation Assistance Program reimburses half of an approved flood protection cost, with battery backups for sump pumps on its approved list. It doesn’t cover the pump itself, commercial property, or homes in the Town of Vienna, the Town of Herndon or the City of Fairfax. Apply after the work is done, with photos, an itemized invoice and proof of payment; a renter also needs the owner’s signed approval.

I rent my Annandale house. Who pays for a new sump pump?

Usually the owner. Virginia’s landlord law has a landlord keep the plumbing and other facilities they supplied in good and safe working order, and a sump pump that came with the house is one of them. About 3 in 10 homes across Annandale are rented, about 4 in 10 in Woodburn. Tell the owner the day the pump starts humming or cycling.

How high has Accotink Creek come up in Annandale?

On July 8, 2019, the Accotink Creek gauge at Annandale crested at 12.61 feet, more than three feet over its 9.5 foot flood stage. Woodburn Road and Prosperity Avenue flooded at the creek, and water covered the ballfields at Wakefield Park. In June 2006 a storm sent water across Little River Turnpike at Wakefield Chapel Road and into a building on Backlick Road. After rain like that, make sure the pit emptied and the floor stayed dry, then have us go over the pump, the check valve and the pipe outside.

How much does sump pump replacement cost in Annandale?

$697 installed in your existing pit: a new cast iron pump, a quiet check valve, new PVC to your discharge line, a battery water alarm, the old pump hauled away and a bucket test. A new or deeper pit, discharge line work outside, a battery backup and a dedicated circuit are extra, priced in writing before we start. A new pump and a battery backup installed together are $3,200.

Can I check my sump pump myself?

Yes. Pour five gallons of water into the pit. The float should rise, the pump should start within a few seconds, and it should shut off clean once the water’s down. If you hear water rushing back into the pit after it stops, that’s the check valve.
